I received offers from them. Sounded way too good to be true, so being curious, I looked them up. Basic Google search turned up disturbing allegations such as massive trouble with BBB, lawsuits in various states, clouding title etc. I have told my relatives to steer clear. Some companies are legit and some are not. Best to do research. Be very wary of this group and the others named in their offer letter.

I always though all offers to buy minerals in file 13. The meek shall inherit the earth but not the mineral rights. Land companies send out thousands of letters offering to buy minerals and once in a while they find someone hurting for cash or does not know the value and they score.

Has anyone received the unsolicted purchase offers from Cobra Petroleum out of Ft Worth?

The $250 draft/assignment borders on highway robbery.

Surprised to receive a notice from devon energy about an increased density hearing for sept 3 for section 35 s. 13 n. 9 w. originally one was approved for 9 wells but they stopped after drilling 5 so now they are asking for 4 more wells. Are things still busy up there? I never really imagined they would start up in that section again. I’m definitely not complaining.

Hi Gary, have you heard anything about Devon announcing a good oily IP at one of it’s Woodford prospects? The date is around 8-7-13.

Hi Gary, actually Ralpr brought it to my attention that some of these good results were in Devon’s 2nd Quarter report. Stated 24 hour initial production rates on 10 wells in the Woodford Shale averaged 840 boe per day. Maybe it is these Roer wells. Wow.

I have not heard anything. Was this in Canadian County? Anyone else heard anything?

Hi Jeanie, my family has interest in section 4-13N-9W, the bad thing Chesapeake has the lease so we haven’t had any activity in our section. I hope that Devon finds some good oil for y’all in section 5. Exciting times :slight_smile:

Hi David, well it is exciting news wherever the wells are that are presenting such great IP rates! Hope some of them are yours. We are watching 5-13N-9W, just north of section 8 (Roer wells) in Canadian County.

Received offer from Turner Oil & Gas as agent for Newfield Exploration Mid-Con to lease mineral rights at section 16-14N-08W. Any thoughts, suggestions, comments, etc. appreciated since I don’t have a clue. Thanks!

Ron, thank you for this information! Where do you find the completion and production reports other than the OCC?

Having more acres helps in negotiating. First of all, don’t take the 2 year option. Ties you down too much. Only go for 3 years. 3/16 is pretty good. But consider that the first offer is usually low. Don’t use their lease, because it is to their favor. You want to make sure you have a depth clause, a two year limit on the shut-in clause, a good Pugh clause and gross proceeds for oil and gas with no transportation deductions.

I would suggest going to the top of this page and reading the Mineral Help section to get a feel for the do’s and don’ts. Also go to the Garvin page and click on the Tips for Mineral Owners. Good links there. Get a feel for what is going on before you make a decision. If you are with other family members, get a “most favored nation” clause which means they have to offer all of you the Best offer. This will get your started.
