What is the going rate for leases in Canadian county right now? I just received a lease offer for $1000 per mineral acre and 3/16th royalties. I’m fairly new to this so I’m curious about what clauses are important to request as well.

Considering how many leases have been taken in that general area over the last 999 days, I would say something is about to happen. I would not sell at all. Was your offer to lease or sell? Hang in there for a while.

If they are trying to force me into that short a time frame, I don’t do it. They are probably trying to close out for the end of the year.

Friend me and I will take a look at the lease if you want me to. When they rush, I want to understand what they are trying to do. Very important to get a good lease with good clauses.

CHESAPEAKE Back Payments. I am still trying to Get Chesapeake to tell me/us what formula they used to determine the amount they paid on each well in their pay out of back payments they deducted from loosing the Beaver County Suite. One thing I got from them is that it was not based on well production runs. As near as I have gotten so far it is some kind of a percentage figure. Also my paperwork from Chesapeake says they owe us for oil and not just gas. Jack

Hello Canadian County Group Members, We live in California and own mineral rights in several counties. In Canadian County 5 acres of mineral rights of Section 22, Township 7N, Range 4W. We just received an offer of $500 plus 1/5th royalty for 3 years. Does this appear to be a fair offer? I hope I have stated this correctly; forgive my uneducated mineral mind! Thanks, Brenda Davison

Brenda, that’s a pretty low offer. The pooling values next door in section 21 were double that.

$1,800 & 1/8th royalty

$1,600 & 3/16ths royalty

$1,000 & 1/5th royalty

zero cash & 1/4 royalty

Brenda: REGARDLESS if it is Canadian or McClain county,1/5 for 3 years and $500.00 bonus does not sound like a good offer to me. Have you looked at any producing wells around it? Are there any at all around it? Also who is the oil co or landman? as you can see by posts on this forum there are some that you do not want to get mixed up with. Any further info I can provide you, I would be happy to do so, if I have it. Jack

Brenda: I do not know Equity. Steve Fitzsimmons is probably a land man trying to make a buck for himself by passing it along to a reputable Oil and Gas Company. Thats who you want to talk to, if possible, as they are most likely the ones who will drill or be the operators of any well you get. They would most likely be the ones who would give the best price on it. Did you get any ideas from the McLain County Group? If you do not know the people around your mineral rights and you may not living in California, you need to talk or communicate with these people to see what they got and identification of any of the wells around you. I have received an offer from American Mineral Partners for my minerals in (NE/4) and (NW/4 of Section12, Township 10 North, Range 5 West in Canadian County for $1250.00 per net mineral acre with a 1/8th royalty. Is this a fair offer? I would appreciate help. Thanks.

Richard: 1/8 royalty is very low. I would recommend you counter with 1/4 royalty. You can always come up! You could counter the second time with 3/8 royalty. They must think that they have a good prospect, considering the $1250 per net mineral acre they offer as bonus money. If they do have a good well you want a larger part of the production than a measly 1/8. Jack

Anyone know about leasing activity in 30-14N -9W?

No leases in 30-14N-9W Currently looks like it is held by production Renbarger 1-30H Devon

I may be wrong, but I seem to remember a few sections in this area are being held up by paperwork at the BIA. Someone else may have more current info.

You need to click on each individual one and start reading.

If you have trouble with this, give me your Dad’s name, and tell me the two legals, and I will take a quick look.

I tir d my Dads name William H Richardson but I was list d under Central Investors. The locations are: 17- 11N-5W 7-11N-5W 31-12N-5w I tried but nothing but maybe I didn’t put in in correctly. Thanks John
