My estimate on royalties is low as production in the early months is higher than my figures. Also, there are other products in the well that you will receive royalties for.

Last time I was in Ardmore, I went to the county clerks office and looked up our property (mineral interest) locations. I found where my grandfather bought some of the land from the Interior Department back in 1913. All you need to do is ask the clerks there for the book on section 5 4S 3E and you can see everything that has been recorded. Might surprise you. Be sure to take a small camera and paper and pencil.

I read the Daily Ardmorite legal section each day, except Saturday, just to try and keep up with going ons in the Ardmore area. There are quite a few law firms/lawyers listed. Just another area for info.

When we read the completion reports we see an API/GRAVITY for the oil.

Here is what that means

Crude oil is classified as light, medium or heavy, according to its measured API gravity.

Light crude oil is defined as having an API gravity higher than 31.1

Medium oil is defined as having an API gravity between 22.3 and 31.1

Heavy crude oil is defined as having an API gravity below 22.3

Extra heavy oil is defined with API gravity below 10.0

I thought there where plans for XTO to install a tank farm and flaring stack in Sec 30 3S 3E. Has anyone seen any activity there? The location is about 1/2 East of Gene Autry Rd on the North side of Mt Pleasant Rd.

Anyone hear what is happening to Hobbs 1-30H. It’s oil production is down to 12 bopd. The well is located is Section 30 3S 3E.

Daniel Thompson. The woodford is not a prolific oil producer over the long hall. It looks to me like XTO Is exploring the Caney for oil. There could be a number of reasons for the oil production falling

I got that impression when BNK sold the woodford rights to XTO, but kept the Caney and upper Sycamore. How are things going with your well?

No info for some time . They must be getting it ready to produce. Guess I will know when the first royalty check shows up.

Re: RD Williams - think I found a bad apple. Am helping an old friend with her lease. She received a letter from an RD Williams broker offering to lease. I had her call the contact number and request a copy of their lease form for her review - Myles Stroud refused to send her a lease form copy unless she selected which option she wanted and returned the letter offer to him with her signature.

The contact we have at RD Williams is Stephen Evans. I think he is some relation to another Evans that is pretty high up. Probably, if you contact Evans, he will just forward the call to Stroud. I have not seen any documents with Stroud’s name.

If they won’t give me a copy of their lease, then I don’t do it. Wait for the Force Pool. My contact with them is Cheryl White and I didn’t have any trouble with her. I sent her a copy of my lease instead and that worked nicely. Why mess with theirs when it will only benefit them?

My lease was signed way too early. I think I was the 6th mineral owner to sign in Section 25 3S 2E and 30 3S 3E. My attorney in Ardmore was just as inexperience as I was. The lease is all in favor of RD as I would suppose it would be, since it was their lease.

M Barnes & Dan, I don’t understand "Why mess with theirs when it will only benefit them?" “Truer words were never spoken.”

I have contacts at R. D. Williams. I felt I should post re: Mr. Stroud especially since I just recommended RD Wms. a few days ago.

I suggested she call Stroud back yesterday & when she did she got voice mail & left a msg. As of a couple hrs ago, her call not returned.

Also, the letter had been sent certified and was dated a good bit before it was sent - I believe she said about 10 days before she received the certified notice.

I think she deserves an opportunity to negotiate a lease, both terms in the letter and clauses in the lease form.

My comment was based upon the two page lease forms that routinely come in the mail to me from lease brokers. They are worded to benefit the oil companies they work for. (I worked for a major for 28 years, so I have been on the other side of the fence.) There are certain clauses in those forms that benefit the oil company, not the royalty owner. I always ignore their lease forms and send them mine instead. It was drawn up with the help of an oil and gas attorney with my interests at heart. It is still two pages long (although I am in the process of getting it looked at again) not forty pages as I have heard about. It all comes down to how much negotiating power you have. At 1 acre, not much. At 10,000 acres, a lot. Most of the time, my lease form is fine. If they don’t like my lease form, then I negotiate certain clauses or wait for the force pooling and take one of those options. In my opinion, the royalty owner should have the right to negotiate.

M Barnes, I see.

I use an addendum rather than my own lease form. Every lease is a “custom job” i.e. which clauses I use in my addendum depend on the particular mineral tract. In my experience I’ve had better luck getting companies to accept my addendum & their lease, than with a lease form of mine. Computers are wonderful because of my ability to copy, paste & edit. I used to have to type a lot :>)

The Dubiel and Indian Hills are complete and producing. Both are good wells.
