Yes Lincoln land did a lease with me near Bull Creek in the Southwest Corner of Mitchell County, still trying to figure out how many acres, just got paid for one.

I have had someone from Lincoln land call me do you know anything about them particularly?
I read that you should then have 6 serarate leases. If you group all 10 acres parcels in one lease, activity that holds one parcel holds them all. Google "Hints on Negotiating an Oil and Gas Lease" for a really great publication.

We were offered 500/20 on 6 seperate 10 acre leases in Mitchell county and have contacted two different lawyers. We are just starting out and know very little but I wanted to ask if it is customary for the Lawyer to have POA (Power of Attorney) to negotiate the leases for us? Thanks guys.
I would think so because that gives them authority to negotiate for you. If you didn't give it to him, they would not even be able to talk or negotiate with him. My opinion
As it turned out we did negotiate 6 seperate leases and did not have to give any POA. Ty Wood was our lawyer and we are very satisfied.
I did not have to give an attorney to any one, Ty Wood was our attorney...
My family recently leased our 1/8 net mineral interest in 3240 acres in the Champion Lake Field for $650 per acre and 1/4th. I think the lessee is Devon, but I'm not sure; all of our dealings were with Lincoln Land & Title in Roswell, NM. I have heard of some landowners holding out for and getting $1000 per acre for "choice" acreage.

There are three of more companies leasing everything they can get in Mitchell county. One is a huge international oil company ( Devon) and they are offering up to $450 for some of our acreage and $350 for other (22 and 20% royalty). Another leasing company is concentrating on the eastern and southeastern portion of the county and are even going as high as $500 per net acre. A speculator is going $450 and 22% on every one that will sign with them. Devon appears to be about to stop leasing and start punching holes; at that point anything could happen from the leasing bottoming out or the leasing prices booming higher.
The Attorneys do NOT need a POA to negotiate, that is why they charge a fee...

Ok folks heads up, don't know what is going on but we live on CR 305 in Mitchell Co, close to FM1229, there were at least 6 concrete trucks I noticed go by in front of our house from East to West to FM 1229, then north on FM 1229, so far today there have been 20 and it is only 1:03pm, anyone have any ideas
looks like 3 different companies hauling cement, Ingram is one of them and Sweetwater readymix and I think Concrete mobility, my husband tried to follow one of them, they went north on FM1229 after going in front of our house on CR 305, they kept going north under I-20, and he said the drive noticed him and took off like a banshee and lost him..lol..not a very good screcret agent
