Hi All; I have contacted you a while back about a working interest in Doddridge. I an my brother own the working rights to 11.7 acres in Doddridge County. We were contacted by Antero. I was informed that mineral and working interests are different. They offered us 1200 per acre initially. Another owner of the same aggregate of land did some research and got 3000.00 per acre and kept me in the loop while he negotiated. I have received an offer of 3000.00 plus a 2% Over riding royalty per acre. I would be interested in any feedback you good people would be willing to offer me. Thank you, Peter Lang
Mary, we were all in your boat at the beginning, heck, I signed my first lease in 2009, and didn’t know squat about signing leases, since then I think I have learned a few things. Give Cynthia Loomis a call (304-873-4350) she will at least get you started in the right direction and she knows Antero Resources very well, Her office is in Salem (close by). Her Consultant’s fee to me was only 150.00 an hour.
Hi everyone, I need some advice. I just received a contract from Antero oil that states on the contract they want to lease 22 acres at $1500.00 but when I talked to the landperson from Antero she said it was only 3 acres so I am not sure why the discrepancy. I also tried to talk with the county assessor to find out who was paying the taxes on the rights since I was unaware I had any until contacted by Antero and they said they couldn’t tell me who was paying the taxes on the oil and mineral rights all these years? There is also a pooling clause is that were the 22 acres comes in? It doesn’t really spell anything out in the lease can anyone tell me how to investigate this. Family is not an option as all my family is dead and I am unaware of any cousins or etc. to ask. I live in Washington state about as far away as you can get from W. Virginia so I am not sure where to turn for information. Please help, thanks Mike
Hi Mike, the difference between 22 acres and 3 acres might be because your interest is a portion of the 22 acres that somehow turns into 3 (22 divided by something equals about 3). This would be “3 net acres” on which you would be paid the bonus and royalty. If your ancestor had owned the 22 acres many years ago and sold the surface and retained the minerals, and had only one heir - you - you would own the whole 22.
And, I understand that most, maybe all female landmen go by the “landman” because it is derived from Land Managment Dept (that’s what I read).
On the lease does it have a description of the property? If so does it have a District name, tax map number, parcel number? If you have that I can maybe help find out a little by looking in a website I have access to (expensive subscription) with the tax map and parcel info, and some of the royalty owner info. Antero must know where it is, and should tell you if they hope that you will sign the lease.
Your inheritance must be fairly far back. Any idea of your family history, to know how far back your family lived in WV?
It is possible that somehow your portion or even more of the mineral rights on that 22 acres got “lost” on the tax books. Or that a distant cousin has been paying the tax bill all along and thought that he or she owned it all and is now finding out that isn’t the case.
I recommend finding an oil and gas attorney practicing in WV. There have been several mentioned on this thread, and all of them can help by phone and email, without your having to take a trip to Doddridge county.
Me again, the WV EPA is already on it and has stopped everything there until they are through investigations and cleanup. Mary Lee

Hello, boy has it been quiet. I will share some info that I know. If anyone in Grant District has an interest in the Gaskins well #1& 2, someone has been paid Royalty even thought a Division Order has not been sent out, Someone has clout, I guess I don’t. This info came from WV ( person that received the Royalty) and from Denver,( the person that issues the D/O). So I guess I wait.
Arnold…thank you. I know alot is going on; however Anterro needs to finish our ratification before they start anything with our rights. Our rights are close to Johnson Fork Rd., faces Meathouse Fork Rd. I understand there is activity close but its Foxfire and some other company. Anterro has taken a year and still have not disclosed who we are suppose to “pool” with. I’m told by another operator that Anterro is tearing up other companies’ lines if they’re in the way! But I’m just concerned that Anterro is proceeding with drilling and the pipeline without a lease/contract signed to give permission for pooling.

DT, No I was very fortunate to inherit 38 different interest in Doddridge County from a very wise Grandfather that could see a future in Gas & Oil in WVA, My family have been paying taxes since way back when. Has anyone on this site signed a lease and/or ratification with Anterro for a Marcellus well(s) in Doddridge County, Greenbriar District, Meathouse Fork area? I’m trying to get info because I’m not getting ANY response from Anterro. I guess they’re so busy with lawsuits, and cleaning up accidents on their sites that they don’t have time for normal questions and problems!
Lyr, Lot’s going on in that area, do you have map and partials numbers? Guess what, contrary to your comment, they are very busy making a lot of people very rich. I alone have signed 18 leases with them and I know of others that have signed over a hundred.
Mr. Stuart, the person who was paid royalty may have had a clause in their lease that specified payment X months after first sales.
Lyr, In Jan of this year a permit was issued by Antero to drill near Johnson Fork Rd, Greenbrier District >047-017-06422. I know that this is a large area so it might not be close to your property. Hope things go well with your interest.

They knew they were drilling the edge before they started.

They did not say the wells would be unprofitable, just that to date they are disappointing, which to an oil company could mean they won’t pay themselves off in 2 years and be wildly profitable after. They are still tweaking.
3.In spite of these 3-5 disappointing wells, overall cost of production is plummeting, profit is rising and the stock price is up.
Was there something else we are supposed to take away from the article?
DT, You asked previously if anyone knew if they have received royalty checks as yet, I gave you names and API numbers, what difference does it make if these people are on this forum or not, they all have interest in Doddridge County, have all signed leases with Antero, and have all gone through the agonizing period of waiting, but they did finally receive Checks. So let’s move on in learning and helping folks on this forum, for example Lyr has a question and perhaps you know of someone that lives in Greenbrier that might know what is going on and can help him. This is the meat of this forum and let’s stop complaining about something we have no control over.
