How do I find tract 8, league 311 on the RRC GIS viewer? This is the legal description I have from the 1951 mineral deed:

.3 of 2/3 of 1/8 blk. 8, lg. 311, Gaines County School Lands, Gaines County, Texas. Is it a non-producing mineral interest, but I thought with so much activity in the county, I should watch for activity. Thank you for any help.

We ended up settling for 1/5 royalty interest and a $200 per acre bonus. I noticed in the Assignment Consent that the land man, Mark P Hardwick, LLC, took a 6.25% working interest. I’ll let y’all know if we get any production.

Hello, I am a landman “woman” in Oklahoma. I have a client who owns minerals in Gaines County. I have been unable to find a deed I believe was recorded in Gaines County and I was wondering if anyone knows of any landman local to Gaines County that I could hire to look for this deed. Has your client been approached to lease his/her minerals? If so, would you mind describing the general area of the minerals, i.e., north, south, east, west of Seminole?

No. I know at least one tract is under production and I have no idea of the physical location from Seminole. I have never seen a tract map of the area.

I need a little favor please. I live in Fl, but sold my land an mineral rights for a few acres in Gaines County. I am trying to get a cost basis for my area in 2004, that is when I inherited the land. The company that bought my land and minerals said they would provide me a cost basis for taxes, but they just ignore my emails or phone calls now that we are done. Anyone know how I can get that or who could find that for me. Thank you for ANY help.

You might try Joe Neal out of Midland, TX. He’s given my family cost bases on various properties over the past couple of years. If he can’t help you, I’m sure he can refer you to someone who can. He knows what he’s doing and his prices are reasonable.

My sister and I have 100% of the mineral rights on 280 acres on abstract A-746 - Block G Section 168 on the WT RR CO Survey. We have had the minerals leased for the past 4 years. The lease will be up on April 1, 2016. We leased it for 2 years with the right to lease for an additional 2 years for the same price. We got $400.00 an acre with 25% of the production if it ever happens. I am wondering that in the current market are companies still leasing, what would our chances be for our land to be leased again?

We were recently approached by a company with an offer to buy our mineral rights in Sections 13, 14 and 15 of Gaines County. When we declined the offer to sell this same company made an offer to lease the tracts. We signed an agreement and were awaiting payment. Now we are being told that there is a trench located under the western half of all of these properties, and they are withdrawing their lease offer. Does this sound like a ploy to force a sale or does it sound legitimate. Has anyone else encountered this problem?

A “fault”? Do you mind sharing more details about the company, the purchase offer, and the lease? Send as a message if you like. If you click on “SE Gaines and SW Gaines” in this link, it appears seismic has been available for your section for a long time. Would a company try to buy minerals and also lease land without first going forward with the due diligence of purchasing seismic data and determining faults? I do not know the answer to that. Maybe more expert forum members will weigh in on that. Is there any concern about the company having your signed lease? Did an attorney represent you?

The UT Lands map offers very precise delineation of the Central Basin Platform. Click on the link and then check/activate the feature boxes “Geologic Features”, “Original Texas Land Survey”, and “Texas Survey”. At first glance, I thought Cholla Petroleum’s “Bale” lease was a CBP Wolfcamp well, but I believe the UT Lands map shows that it would be in the San Simeon Channel. It seems strange to me that from what I have seen CBP and Midland Basin Wolfcamp wells in Gaines county seem to be roughly the same depths around the CBP-MB border. I have zero geology, so jejune.

Anyone in this group in Gaines county? Baker Hughes Rig Count App shows a HZ well NE of Seminole. Is there actually a rig in the field? RRC Gis Map Viewer reveals two permits–each several years old-- by Noble Oil for “Hinkle” lease well. Is a second re-completion allowed without re-permitting?

The location is the South 1/2 of the South 1/2 and the South 3/4 of the North 1/2 of the South 1/2 of Section 168, Block G, WTRR Co. Survey, Gains County, Texas.
