There is a bit of leasing to the north of you, but I do not see any new leases or activity at this time. If it were me, I would hold off a bit and see what develops. Are these offers to buy or to lease?

Just my opinion, but when I get offers to buy, I try to find out what they know that I do not know. Our family hangs onto their minerals (so far) as offers to buy usually end up being low to the actual value of the acreage if there is potential for more drilling. Good buyers usually know what is about to happen in their area of interest.
