Can anyone provide me with the going lease terms in Gonzales County? I'm being offered 25% royalty, 3-year lease, and $1300 an acre bonus. Bonus seems a little low considering all the activity in the area.
Jim, it depends on where you are at in Gonzales county.
NE of Gonzales, about halfway between the Fayette County line.
There is some great vertical wells up that way. The horizontal wells don't seem to be too great but are commercially viable there. So I think that's a fair price.
Jim, I have been offered a lease by Enervest with a $700 bonus and 20% royalty, with a 3 yr primary term and an option to extend to 2 yrs. If the 2 yr option is exercised a second bonus of $775 would be given. Our mineral rights are about 5 mi north of the junction of I-10 and Rte 90 and about 1 mi west of the Fayette County line. We're hoping to negotiate these figures up. In fact, we're looking for a good attorney who is very familiar with the local mineral rights situation. I'd appreciate any recommendations on that.

I recommend using Wade Caldwell. He is a member of the Gonzales County Group and is familiar with the Gonzales County area. He is very knowledgeable about what's happening in the oil and gas field in Gonzales County.

the likely hood of a successful horizontal well there is slim to none. I would try and get as big of a bonus as possible. I cant see them drilling there anytime soon unless there was a major breakthrough in completion designs. Feel free to email me, and I can send over the data of that area. [email protected]

Looks like you are getting lots of good information. You probably already know this; but, unless something has changed recently, Enervest has a partnership agreement with another company by the name of Crimson Exploration. So far Crimson seems to have taken over the drilling and production side of the operation in this area. Crimson has drilled two "mapping" wells within 5-7 miles North (Fayette County) of where you indicated and they have now permitted two more wells just North of I-10 about 3-4 miles East of Waelder (Gonzales County). They seem to be targeting the Navarro which is above the Chalk and the Buda which is below the Eagle Ford. And yes, these are horizontals; but, not Eagle Ford shale horizontals.
IMO, your lease clauses are much more important than getting the highest dollar bonus number, so a knowledgeable attorney such as Wade is a must.
I only mentioned high bonus because the likely hood of getting oil money out of that is almost non existent. They are Broker dealers more than operators. They make a lot of their money raising money, not drilling oil wells.

First, thanks for your quick replies and info. I'll definitely check out Wade Caldwell. I knew Enervest was working with a partner, but I didn't know who. Apparently, the partner you mentioned, Crimson Exploration, merged with Contango Oil out of Houston. Crimson is now a wholly-owned subsidiary of Contango, which has announced on its website plans to drill "Buda, Eagle Ford, and liquid-rich plays" in South Texas, with no specific mention of Gonzales County. The landman who has offered us a lease mentioned that the Eagle Ford is thin in our area and that other formations are of interest for horizontal drilling. The lease offered is for all depths.

Joshua, we have a 12.5% interest in mineral rights only on 188 acres. It's a mile west of the Fayette County line, with one landmark being Copperas Creek. (I just e-mailed you to take you up on your kind offer of data.)
We had no idea about these mineral rights. My husband's family comes from Waelder. In fact, Hopkinsville (now just a historical landmark, if that) was named for someone in his family. The Kerrs were also in the family--I see that name mentioned in documents about the area. The mineral rights came down through my husband's grandmother.
A landman with Tracker Services, Rod Hunter, was tracing the mineral rights and wasn't able to find contact info for us. He found my husband's cousin, who got the landman in touch with us. We're out in California, and when we first got the letter from his cousin, my husband thought it was a scam. I have faith, however. So, I followed up and now, my husband is amazed, but it looks like at the least a signing bonus will materialize.
If anyone knows about oil and gas potential in this area or lease terms being offered or that we should negotiate for, I'm interested. We'll definitely go with an attorney, but the more we understand, the more we can work well with the attorney and save his time.
