it going to take some work to clear the title up. don't worry about that now .
Do you three know which option you want ?
Yes I know what option myself and one of my sisters want…are u a landman…if so i completly missed that …lol
no I am not just wanted to know if you understood your options ?
yeah i think so..when u say u found that they were ordered to pay 1000 for 1/5 does that mean 1000 per acre and 1/5 royalites
Yes You might be able to get 1/4 but no cash do you know what that would amount to.
i have no idea...lol I did get a lease offer today in the mail..Im pretty sure its not from the landman that called me..but the offer is less..750.00 per acre with 3/16 or 600.00 with 1/5.
they can put more then one well per section . you only get the cash on the first one the royalty interest you pick will be on any well they drill. the oil co. hopes you take more cash and less royalty.
Yes that is what i was thinking..that they would want us to take more money up front.. but I really liked the idea of getting more in royalty. The landman that called me, made offer and then pulled out just called me again and said he was going to mail out the lease and for me to sign and send back...I still have the same offer of 1000 and 3/16.
go to upper right of this page and let me give you my phone # on friends call and let me tell you about the title.

Our interest is in Sec. 16, 29, and 34 2n,4w but we've been watching drilling all around 2n,4w and if I'm reading the map right you should be right between two good wells that have been drilled lately. I believe you are the section just North of 12 that Newfield just drilled to (we don't know exactly how it came out but they have set tanks and had the frac tanks out there the other day so it looks good). Also, I believe you may be just south of the section(maybe 36) in Garvin Co. that was just drilled by Cactus Drilling. They also have tanks set on that location. If any readers know that I'm wrong please correct me.
That's a really good offer, I feel, so they must be pretty interested. Lots of drilling going on down there so "it's looking good for the home team"! We leased all of ours for $500. an acre with 3/16 which we took right away (probably too quickly because others on this forum got more) and they are drilling on our Sec. 16, 2n,4w now.
These guys on the forum can tell you more about the force pooling but it sounds like from what they've said about it that it might be a good sign they are going to drill. I don't think it's a bad thing (it just sounds bad when they say the word "force", doesn't it)? Best Wishes!
Man building a location down a few sections west of there a couple of months ago told me they had locations staked all over that place and fanned his arm in a big circle but I don't know where they are going next. They are about to finishing with the drilling part on our Sec. 16 as they were at about 20,400 ft. this morning going to about 20,900 ft. I know they are drilling on Sec. 16 going to 9 right now and have locations built on Garvin Sec. 33 drilling horizonally to , I believe, Stephen's Co. Sec. 4. Like I said before," Sec. 1 is between Sec. 12 that Newfield just drilled to and the Garvin Co. Well south of Purdy that was drilled and has tanks set" but I don't know how they came out.

Tammy, what did you decide to do as far as leasing or did they force pool you? I believe on this Section they are still waiting for the dispute to be settled between the two companies that want to drill on it. I think they will eventually drill on it when they get the paper work straight. It's in a good area as they are getting good wells close to it so keep a stiff upper lip (as my dad used to say) as it shouldn't be long. The Poteet in Section 17 2n4w and The Branch 2n4w both turned out to be very good wells and they are only a few miles (as the crow flies) from your Section 1. Christina is another royalty owner in Section 1 and is also anxiously awaiting a report to drill. Best Wishes!
