Still have not leased my mineral rights SE of Crescent-SE/4 25-17N-4W. I was told yesterday they are drilling right next to our lot and 2 more 4 miles NE of us. I've talked to several different landmen and they are sure tight-lipped-I get a different story from all of them. Should I wait and be pooled? Does anyone know what the rates per acre are going for now? If they hit next to me do they have to buy my lease?

There is nothing wrong with being pooled. They don't have to buy or lease you interest to drill next to you , only need to buy or lease to drill the spacing you are under . I'll get you some info on lease amounts in 17n-4w.
Carol Ann, my family has mineral rights in S26-17N-R4W, just to your west. Sundance Energy had a spacing hearing for section 23 last week and yes, the activity is picking up all around us.

He paid us 700.00 per nma with a 1/5 royalty for 3 years and an option to extend for 2 more at 150%, for our 26.6 acres. He's an honest broker and will treat you fairly, if he's interested at all. If not someone else will lease from you.
Next, try JackforkLand and speak to Brandon Arthur at 405-535-7402. We worked with him on putting together a lease for sometime before getting our best offer from Greg. In the end, Brandon offered $650.00 per nma with a 3/16 royalty and no extension. Jackfork is leasing for Sundance Energy who applied for the spacing in section 23, as mentioned above and have leased numerous acres in your section.
Everett Nix at Brannon Land Services offered us $527.00 per nma and 3/16 royalty but might do you better, as lease prices for our area have gone up a bit as evidenced by the two other offers I mentioned above. He can best be reached by cell phone at 903-714-2915.

They have also applied for a pooling in 23. The offers Steven gave you are a lot more then what was ordered to be paid in the other poolings filed in your township , which were in 2010 & 2011. Someone must have got a good well.
You are correct Ron, Osage has the Matthews 1-29H which was spudded last December and is still producing at 300+ bbls. of oil per day and quite a bit of natural gas as well, in S29-T17N-R3W, which is in the 2nd section over, due east, from Carol Ann and the 3rd section over from my family's mineral rights in 26 of 17N-4W.
There have also been a number of applications for horizontal spacing’s and pooling’s in a handful of sections within a four mile radius of our area.
I didn't mention this to Carol Ann at the time but she might also consider contacting Lowry Land (leasing for Osage) or Osage directly about leasing her minerals.
Steven - your reply to Carol Ann’s inquiry quite helpful. Makes me wonder about accepting $250 per ac offer from Devon for my family’s 320 acres, $250 for Section 23, 15N, Range 23. 3/16? Any suggestions on this area?
I found a Wolf 1-29H in 29-17n-3w drilled by slawson, 315 barrel oil/day, 520mcf/day, open choke. First production 3/11/12. However, I was unable to find the Matthews 1-29H. Was it in 17N-3W?
Hi Ron, I was told that they are drilling right next to me and the name of the well is "McPhail #1-31H" Stevens Production is doing the drilling. There is also 2 wells on 3 17n 3w-NE of us, Osage Land is drilling there. Have you any info on these wells?

In 3 it is C.F. Cassiday 1-3H spud 3/16/12 & D.I.Alspan 2-3H spud 7/11/12 . The McPhail was spud 7/12/12.
DO YOU KNOW THE PRODUCTION NUMBERS?
Two wells are still drilling, and the cassiday has no production numbers available yet.

If you keep an eye on the Oklahoma Public Land Database, the OCC electronic well database, the weekly Dockets and Administrative Hearings of the OCC and the Tulsa World Oil Section in Business----All of which can be accessed online; you can pretty much keep track of what's going on where oil leases, wells, spacing and pooling hearings, intent to drill and completions are concerned.
It may take a little time and effort to familiarize yourself in using the various websites but will pay off for you as a mineral owner in the long run in terms of knowing who's doing what, when and where.

thanks Steven, I called Greg today and he's suppose to get back with me next week. Hopefully it will be good news. I'd really like to know what the McPhail well is producing-it's right next to us. would love some of that 700 bbls a day!!!!!!!!!!!!!!!

The McPhail 1-31, operated by Stephens Production Company (operator #23030) and spaced for 640 acres in S31-T17N-R3W (NW NW NE NE), was spudded (drilling commenced) on 7-12-12 and as yet there has been no completion report submitted to the OCC to indicate what if any production is occurring. Sometimes it takes months for these companies to file the completion report and all the while could be producing in marketable quantities. I believe there's a statutory requirement set by the OCC as to how long it should take but I think they give the companies a lot of latitude.
If you have any friends or neighbors with mineral rights in that section (who would no doubt have leased or been pooled by this time) you could ask them to contact Stephens and make a 'friendly' inquiry, as they would have an interest / stake in the claim and see what kind of response they get. Otherwise, you'll have to wait for the Completion Report to be filed of record and then contact Donna in the Consumer Services section at the OCC and ask her about any production.
All the information I mentioned above is from the OCC's Electronic Well Database which is fairly easy to navigate. You can search for wells in any number of ways---By county, operator and / or legal description. Give it a try and you'll get the hang of it in no time.
I forgot to mention something in my post from yesterday and that was that I downloaded and printed out a Logan County Plat Map Page Index, which shows all the townships, ranges and sections in Logan county on a grid type map. Whenever I see something, regarding a spacing or pooling hearing (while checking the OCC's weekly docket) or read about a completion (in the Tulsa World Business section) involving a particular area close to my family's mineral rights, I'll chart it on my map which gives me a fairly good idea as to what's going on in the area.
