You might try callng the Corporation Commission in OK City. Besides, they are going to include everyone with mineral interest in the entire section as these are all horizontal wells that require the entire section for drilling and completion.

AEW’s exclusive private equity investor is The Energy & Minerals Group (EMG) and additional equity commitments have been provided by AEW management and others. EMG manages a family of funds that invest in the energy and minerals sectors and have over $8.4 billion of assets under management.

Virginia, the Chesapeake investors weren’t too happy with the purchase of McClendon’s antique map collection and I can’t blame them as the acquisation of extremely expensive antique maps is probably outside of the Chesapeake mission statement.

Harley, where are the minerals located, in TX or Virginia?
I’m sitting in Texas right now and it’s a big state, so it really depends on what basin in TX and even what play within that basin. Devon is in Cline Shale also called Lower Wolfcamp which is a great play, because it’s in the Permian, but it lies flat so it may run up against a major structural fault on your side of the fence. You would need some wells logs, seismic, or someone which geological knowledge who works the area to tell for sure.

Riparian rights can be difficult to resolve. There are 2 rules of law which may help you decide what you need. Oklahoma law, for the most part, recognizes the law of accretion which applies to gradual erosion caused by the meandering of a river and the concept of avulsion which applies to river boundaries destroyed by violent floods. Historical and current surveys are needed to determine which applies. The Oklahoma Bureau of Land Management should be able to tell you where to get the surveys, but you may need a landman to help you to recalculate the riparian mineral rights and possibly an attorney if you can’t get Chesapeake to discuss it with you.
Unitization in OK is straight forward with Section boundaries.
Are there any rules in Texas. Specifically thinking of LaVaca County. Penn Virginia and Devon are in the area.
Neighbors leased a couple of months ago up to our fence line at $3500 per acre. Seems no interest in ours. Drop off from 3.5K to zero is totally illogical.
