The mineral estate is dominate in Texas, there is NO TIME limit on it REGARDLESS if there is any current oil and gas activity.

Hello, I have a friend who’s family owned about 2,000 acres of minerals under several tracts. They leased their mineral rights, BUT had specific drillsite locations identified, road right of ways, power line and pipeline right of ways identified. They got $500/net acre. They owned 100 percent of the minerals but had previously sold the surface. Also the tracts had a MAJOR transmission line across it. This is most important. Supposedly these attempts for solar farms are believed to be Government Backed and some suspected to be Chinese backed.

Coalbed methane seems to be one of those on again, off again type of development. You will find by reading other posts about going out and finding someone that, if your ownership is documented ( something you can be working on now) then, if activity comes in your direction, you will be contacted by a landman.

If you sign a surface rights waiver with zero carve outs for drilling and you retain the mineral rights. do you have to own property adjacent to the property to drill horizontially?

You do not have to own it, but you had better hope that the adjacent properties did have a carve out.
