Mickie, you might just call one of the attorneys either Ty Wood or Tom Reese, most people had to pay to have theirs lease contracts done by them, and there is personal information…good luck
I am really just trying to see if those attorneys are actually qualified in the oil and gas industry to produce a good lease. A good lease should probably be about 20 to 30 pages and not use the producers 88 form at all.
Under what circumstance can a landman sell a lease option to an oil company that has not been signed by all of the mineral rights owners?
I think mainly the lease if it is signed by the property owner, if they also have minerals, we have the property and some of the minerals, that we signed with, it is up to the landman to find out who else has minerals and deals with them directly on an individual basis, as those would be for the lease of minerals only and the royalties, I am still learning about this…
If each heir hasn’t been included, listed, named, identified in the lease, how does the oil company get bonus & royalty checks to each one?

I spoke with Lincoln Land, and not owners have to sign, some will wait and see if there is any production before they come forward, if they do not find the mineral owners or their heirs, the oil co can go to the rr commission and drill anyway, they just put their royalties in an account, after so many years it goes to the state as unclaimed property. We have some royalty interest in Howard County. The distribution from mid 1970’s has a name without an address. They are still trying to find this person’s heirs.
Thank you, Rebecca. Another question. What happens if the first landman knows all the heirs but sells the option with only a few of the heirs’ signatures and ignores the others who have gotten a better offer from another company/landman? Is that illegal, do you know?

Bill saw lights of a drilling rig at dark tonight looking northeast from our place. We drove over that way, it is north of Loraine on FM644, 4 to 5 miles, then back to the east another mile or so. Cody, you probably know, is that the Treadaway location? Think that was Laredo’s lease, right? What a welcome sight!

They are moving the rig in today on Firewheel’s Webb Lease south of Loraine on FM2319. Bill said the substructure was there and some trailer houses.
I have a Land Man named Wade Stevens with Laredo (LMD) that I cannot get in touch with. Have any of you been approached buy him or have another contact at LMD that I can see if they can find Wade?
