My Dad leased his portion of mineral rights to R.D. Williams in Nov 2011 for lots in Section 7, Township 3 South, Range 3 West (232.22 acres) and Section 8, Township 3 South, Range 3 West (130 acres). Lately he is getting all kinds of offers from mineral and leasing companies for net mineral acres. How can you determine the net mineral acreage? We have heard some rumors that Bearcat International is drilling in the area, but have not received any other information. Has anyone heard about this area? Appreciate any info that you have. The Dubiel and Indian Hills are complete and both have completion reports. The dubiel is slightly better , but the Indian Hills is a really good well
Does he have his original mineral deed? It should have the description on it. In certain counties you can look them up online and pay a small fee to get a print if you can't find it. If it is really old, you have to get from the courthouse.
Charter Oak, Citation and Continental Resources are active in the area but mostly in the southern part of the Township.
Thanx for the info, my Dad inherited the mineral rights along with his other brothers and sisters (a very long time ago) so I doubt that they have the original deed. Is it a normal thing to contact R.D. Williams for information or just wait to hear about royalties? We live in Texas so local research would not necessarily be an easy thing.
R.D. Williams is a land company. They are usually leasing for someone else.
What is the description on the lease from 2011 and I will see if I can find something. (I live in Tx, too. Lots can be done on the internet. If I find something, I will tell you how I did it.)
Since no one is drilling in 7 & 8 (unless I plugged in the wrong section) , you won't hear about royalties because there aren't any.

I am working on it. Check the description of the section 7. Looks like N/2 N/2 SE/4 is listed twice. Is one of those actually different? Like maybe S/2 N/2 SE4? Usually tracts are contiguous.
Lots 1 and 2 of 7 are not 40 acres exactly. I will send you a picture shortly. Lot 1 is 41.09 ac, Lot 2 is 41.13 ac.

Here is what you have. No wells in your dad's tracts yet. I labeled each of the tracts so you could see the acreage. It looks like it adds up. Most of the drilling is in the sections to the south. If you leased in 2011, it was probably a three year lease. Do you have it? It should say on it what the term is and what the royalty is. If they don't drill in the primary term, then you don't have any royalties. Send me a friend request if you want to discuss more offline. Then we can chat via email if you have more questions.

She had it from a probate description. You can also get them off of the mineral deeds. When they are super complicated, I have to walk them out piece by piece.
I scan the plat map from the Bureau of Land Management and slap it on an Excel spreadsheet.
Then I put the description below it and draw on the excel sheet using the Shapes function. Not very fancy, but it works. Some day I will get them all put into a real map using GIS, but that takes too much time for simple questions. I color each piece so I can tell where they go if the spacing is not 640. Sometimes, not all your acreage gets drilled. Also those north and west sides of townships are not always 40 acres, so the real map helps figure it out. If the spacing is strange, I overlay it as well.
Carter seems to be heating up. I think 1,2,3S and 1,2,3 W are going to heat up first. See Continentals new investor presentation. I just got an offer in 5S 3W though...
