Yes, Corby - Landmen can do this. In fact that's what we do. We do it on behalf of someone, or on our own account. We're sneaky.
Bonus and Royalty are what you're bargaining for when you deal with one of us. You want top dollar/acre and 1/4 royalty. The landman wants low dollar and the lowest % royalty he can negotiate.

I would like to say that I have worked with some great land men and some of them are still my friends. Some I wish I had never meet. Sometimes the company they work for is really the problem with bad leases and all they can do is try to get people to sign them.. Same goes for Wind turbine leases.
Of course land men are going to try and save the company money as that is who they are working for. Some are mineral owners and know they can't get anyone to sign that bad of lease and will work for you at the same time they are trying to do the best for the company. So we can't put all rattlesnakes in the sack, a few are just regular snakes and won't bite.
