If that's what they pay for pooling wouldn't lease prices be the same as pooling prices?

The pooling and lease would not be the same if they can get you to take less in the lease. Also, you can take more than one option with your interest. I looked at a Smith & Assoc. lease and i think it needs the following:
a clause to remove marketing deductions
a cumulative limit on the time the well can be shut in
no top lease restrictions
no warranty of title expressed or implied
no option to renew
a depth clause

I received a surprise call today and will be talking to a landman tomorrow about possibly leasing my interest in Sec. 23. Any ideas on what I should be looking for per acre? I have been reviewing possible issues and past discussions. Any other words of wisdom?

I have a couple acres mineral rights in Roger Mills County, NE/4 of Section 18-T12N-R24W, in which the lease just expired on July 1. Nothing was planned or done by Forest Oil Corp, lessee, and they sold the lease to Lenorma Operating "as part of a troubled package." Lenorma says, "we're not operating in that area. The geologist doesn't like the area." Does anyone know of activity in Section 18? Should I just sit back and wait to be contacted by someone interested in leasing?

You might call the county clerk's office 580-497-3395 and ask them for some names. Or ask them for a # of a Title Co. that might give you some names.
