I was recently contacted, by Landsmen, regarding, leasing The Mineral Rights of:SE/4 Section 32, Township 18 North, Range 6 West, Kingfisher County, Oklahoma.
I have had this deed for 20 years. What a surprise to hear from someone.
Why would 2 different companies contact me? I found that strange.
I had 4 companies wanting my lease. I contacted a lawyer in Kingfisher and he got them to maker better offers trying to beat each other out. He got my offers up to more than double the orignal offer. I than leased with the best offer. I used Ralph Harrison in Kingfisher. He is very nice and has done a great job for me.
There is a lot of leasing going on in Kingfisher County. It's not strange at all for multiple companies to contact you. No single company leases all the land in a section. The dominant company usually becomes the operator, but the other companies participate in their share of the well. A little competition is good for everyone.
Pro Mineral is trying to buy from me; but have turned them down twice. Must be getting ready to do something although they are telling me nothing is going on or has in years. Makes you wonder. After reading others post, I think that I would prefer to lease although Pro Minerals state they are not interested in leasing.
Do you know if Ralph Harrison will help people outside of OK? Also, was he very expensive?

He did work for me and I found his fees very reasonable.
Mine is just a Mineral Deed, not for the terrain. I doubt if I will need an atty. Right?
Mine is a Mineral Deed, not the land. The landman is only interested in getting your lease for as little as possible. The atty. will also add some extra causes to protect your rights. I knew nothing about leasing mineral rights when I was first contacted, I was ready to sign with the 1st company until my son said to get a atty. I am so glad I did. Ralph does not ask for money up front, he will wait til you get your bonus money. As I said before, he got them to more than double my bonus and still retain a good royalty percentage. I came out way ahead with his help.
Sue I would take it slow . They are filing for several spacing around you and that is the first step when they are getting ready to drill.
