I got a lease offer for $1000/ac bonus for 1/8 royalty, $750/ac bonus for 3/16, or $500/ac for 1/5, or $0/ac for 1/4. I also got a notice that Black Mesa Production has applied for “Irregular Horizontal Drilling and Spacing Units”. Does that mean they plan to drill soon? Should I be able to get a better deal?

I would think you should be able to get a better deal. Who is the offer from? You have to be careful here, a few shady groups…

Try reaching out to TODOC Properties, Echo, Continental or Citizen Energy for a better offers.

Who is TODOC Properties? Never heard of them.

I haven’t either… maybe a broker? Results for "todoc" | OKCountyRecords.com | County Clerk Public Land Records for Oklahoma doesn’t have much on them, especially recently.

Those are all typos on the data base. At least the ones going back to 1992 are. The leases actually say TODCO.
