Regarding lease clauses, thank you for the comments, Ms. Barnes. I’m sure there articles aplenty on the internet on each of the clauses you mention; and, no doubt, examples are available there with commentary.
Depending upon what state I am working in, I have found it useful to look up the leases that the major university lands departments use. They have some high powered attorneys looking at their leases and their language is helpful in understanding what is important. I would not do a cut and past job as an amateur, but only use them for teaching purposes. A good oil and gas attorney is worth their advice as these leases can hold you and your family for decades.
