Hi, Two people mentioned the OCC recently. I have used it to some avail but this question leads me to think there is more. “Have you learned to use the OCC completion reports?” How do you do this please, and where do you find the OCC Daily? Thank you in advance. I do so appreciate everyone on here being willing to help us newbies.

Click search and on the next screen click the magnifying glass icon next to the well you are looking for, on the next screen click view all images to see permits, spuds, completion reports etc. “OCC Daily”?

Hello I’m Blue and I’m new to all of this. :slight_smile: I own Mineral Interest in multiple legals in Creek & Lincoln. I have owned these for 13 years and just found out this year when I got a call from a Landman with a lease offer who had tracked me down. I’ve got lots of questions for you experienced gurus, but I’m going to start off with what I hope is a simple question with a simple answer. When I called multipe OK agencies I got the run around and still no answer. I think I stumbled upon the answer yesterday. The address for me that the deeds are filed under is over 20 years old. How do I update my address with the counties so any future offers will easily make it to me? While searching thru okcountyrecords I came across a description of “Affidavit to change address”. Would this be it? If this is the answer I’m surprised when I called the county clerks office they told me there is no way to change my address accept by re-filing the original deed. Thank you for any direction you can give to me…

Blue, I have no experience with those counties but the 4 or 5 counties I’m in have accepted the Affidavit. The new addresses don’t go on the deed but are filed and available to anyone searching for you. Be sure you reference the exact legal descriptions of your mineral ownership and have it notarized. Have you posted the question on those county forums you own in.

All of the counties will accept The Change of Address Form. You are not wanting to change ownership of the minerals which would require a deed. Call the individual count clerk offices and ask them the charge to do a change of address, complete the form, enclose check and a return self addressed envelope. Keep the address of the County Clerks offices for future reference. They will return copy of your request with page number info is filed on. It is good to also include a phone number where someone can reach you even if you move, however, it is best to update this information whenever you move. I think the confusion is the difference between changing the name on a deed or simply changing an address for your mineral interests that have already been deeded to you.

I haven’t heard anything else about it. I’m pretty sure Rick Howell has minerals in that section he may be able to give you more info.

Karen: $2,000 @ 22% isn’t bad. Top royalty is 1/4…only in the last year have there started to be bonuses on a 1/4. $800 @ 1/4 I know of…I have heard of larger being paid from someone on this forum but I cant recall which county or township.

Virginia: What are your terms? You can almost always get more favorable terms by holding out. What section and township are you in?

Bob if this shows up twice on the forum, I didn’t do some thing right .Sorry! Anyway I am in Sec 6 1N 5W This is a so called standard lease. The only thing they are willing to change is the no guarantee of title. They won’t except a no deduct clause or depth clause. This lease is for a 1/5th royalty and a $3225. Bonus. Any incite here would be helpful as we are at the no more negociation stage.

Karen: The other thing is if the other company is offering you a bonus…surely they have dine their land work. IF you signed it that would be called a top lease, a lease that becomes active if the current lease term expires. If you are clear in the lease language that it is a top lease, I think you are fine signing it…they then take the risk on the bonus…alternatively you can have them find out the status of drilling operations…they may know something. But if the primary is ending next month…just sit tight. There is nothing you can do that will change the operators actions. Just start digging after the primary is up. Also…is there any clause in the lease language that requires you to give them notice and a cure period to pay you the extension bonus?

Virginia…Continental is in the township…there are some decent gas wells not far form you. The offer is a decent offer on bonus and royalty. But I would still wait if you have only been approached by one company. Your royalty is 1/4, and people are getting decent bonuses at 1/4 lately.

Who are you dealing with? Believe it when I say there are those who will. Call other companies to see if they will make an offer.

Karen: Sorry my last response, I forgot the issue was extension of the primary term. Its weird…I see the location exception order that Joseph posted. But I can find no pooling order or permit. Very strange. There are some big gas wells in the east part of that township 2-3 miles east of you.

Bob Titley (and anyone else who cares to weigh in) The property coming up for lease renewal is Sec. 16 2N 5W (80 acres). The terms of the original lease (and therefore the terms of renewal) are: 1300/acre and 3/16. The offer from another company is: 2000/acre and 22%, and from past experience I suspect that I may be able to get more than that. Thanks for checking on it for me.

Linda, Thank you for your explanation. Sorry it took so long took reply; you are right about the shallow wells. And you did a great job explaining. I think most of the wells are at 800ft except the H wells and the are at about half way down in between the top and where the SCOOP is located. They must have the must have the 1996 H wells in Sec 11 &13 1S 5W must be the ones that are shut-in; I haven’t been paid on them for years. What is the Hoxbar? I think that might be part of my minerals also. You are so helpful, and I know everyone gets busy this time of year. Thank you for taking the time to help me with this.
