So maybe some of the Bone Spring wells at 9K that are sort of at the end of their production may have a new life? Who knows? That report looked positive.

Wolfcamp Shales (note plural) are located in Ward County. Probably what they call the Wolfcamp A, B, C and D members

One normally does not see the different members in the Bone Spring and Wolfcamp broken out in completion reports

Does Wolfcamp shale exist beneath Ward County? I see that there are a couple of new wells at the 12000 - 15000 depth range, and the field is designated as Wolfcamp/Phantom. I thought Ward county was less “shaley” than say, Culberson. Anyone have any perspective on what is going on?

Luxe appears to have picked up leasehold in neighboring Sections 73 and 86, along with the wells in those sections, from Endeavor. The Section 73 leasehold sets up your section nicely for a long lateral to be drilled across the section line and into your section, or vise versa, assuming they pickup some leasehold in 72 as well.

Who you lease to will not be as critical as the actual lease terms.

If I were to enter into a top lease I would only exchange the lease for a check. No draft.

I got a lease offer in the mail today for a “top” lease (although at the time I didn’t know that’s what it was) from Luxe Energy (whoever they are) for my 4.286 nma in Sec 72, Blk 34. Heck, I’m just now beginning to understand regular ol’ everyday leases. This lease I got looked like a regular ol’ lease. (Tongue in cheek here!!). I was thinking I had all my little parcels leased already, so I went to where I have my rudimentary written records to look it up, and sure enough, I signed a lease 11/2013. Seemed odd to me these people would be trying to lease something that’s already leased. So I called the contact person to explain it was already leased. That’s when he started talking about this top lease business. This is very confusing to me. All this time I thought a top lease referred to the actual land use, you know, top soil and easements and land for cattle to graze on and where roads are! Every time I think I’m beginning to understand a little about this industry, I get a real lesson in how little I actually know. So then I talked to my attorney, and realizing how little I know about all this top lease stuff, I decided it would be best to try to learn what I could before I jumped off that cliff without my suspenders. I also thought maybe this could be a learning canvas for others like me who are ignorant about top leases. I realize every lease of every kind is different, but just in general. So if any of you veterans out there feel so inclined, I’m all ears and I am paying attention, and I truly would appreciate your input about top leases. Pretty much anything you tell me is going to be educational, even if it’s just to tell me where to go to learn. And that’s what I love about this forum… Linton

Just wanted to check to see if anyone knew if it is customary to collect a fee for a survey for a pipeline, or is permission for a survey usually given for free.

our family has minerals in Ward Cty. There is a good producing on it. The operator wants “deep rights”. Is it customary to get a bonus per level of “deep rights” in Wolfcamp and then Bone Sprngs?

33 Eiland. An offer was made for everything else in the unit. our family was advised to lease each level separately and not a blanket endless depth lease. With the USGS report about Wolfcamp and Bone Springs this seems to make sense. Also bonus should be higher than leases negotiated over 3 years ago…agree?

Your correct Wolfcamp Shale on the block. Its 213. I have been contacted by Mountainlion oil and gas to lease my minerals at $8000 nma. I offered to sell the mineral rights and land if they were interested which they stated yes. I have the offer in hand but wanted to see what the going rate is now. Any replies are welcome.

Seeking the current lease rates for block 231? I have 7.5 ac of not leased and no production land. Also, what is the going rate for selling the minerals for the 7,5 nma?

Richard, I do not see a Block 231 in Ward County. I performed a quick search of the Ward County records and see where you obtained an interest in Section 213, Block 34. Could that be the interest you are referring to? Lease/purchase rates are impacted by a lot of factors. Your minerals are in a good area. Devon obtained a drilling permit on Section 213 in 2012, but it looks like they didn’t proceed with drilling. I suspect you could easily lease this for a couple thousand per acre. My advice would be to lease before you consider selling. You might want to consider reaching out to one of the forum sponsors that could possibly help you find a company to lease the minerals. Richard, your lease offer is helpful information for the forum members to learn. Prices have gone up significantly in the last few months. Does your lease call for a 25% landowner’s royalty?

Add block 34 to my section 213 in Ward county. I have 1/2 interest in my acreage. I understand the other 1/2 has been sold. There is another 15 acres held by the distant family of my step great grandmother, to my knowledge, living in Calif. Her name was Thelma Burke. Her deceased daughter was Anna. I do not know any more or the status of the land and mineral rights. Any information of this side of the family would be appreciated. Email please.
