80 acres - it would be definitely worth it for you to enlist one of the 'mineral wizards' here to negotiate on your behalf, so you get 1/4 royalty, & $1000's/ac bonus, etc. 'Settling' for 3/16's or 1/5 could cost you tens of $1000's in the long run . . . . .
