I own 2.5 mineral acres and was contacted today by a land man that he would like to by my 2.5 mineral acres for 21,500. He is with Blackstone. Is this a good offer? Any information is helpful.
Moved this over to Angelina County for you. You probably need to say if the offer is for $21,500 is per acre or is the total for the 2.5 acres which would be $8600/ac. Just in general, first offers are usually low, just to see if you will bite.

It is for the entire 2.5, so yes it is 8,600 an acre.
I don’t think I would sell unless you absolutely need the money. If they are offering 22,000 knowing someone has already leased the mineral rights, he knows or at least thinks he knows something. How much were you able to secure in the lease? Bonus amount and royalty %?
