Any activity in Section 23?

My property description is:

Acres: 5.000 Blk: 45 Tract: 23 AB 3826

SEC 23 BLK 45PSL SE/4 SW/4 NW/4 E/2

Anybody know if there is activity there? I am trying to hire a representative to protect my interest, and would greatly appreciate any guidance. Thanks!

Check your Abstract # again. I tried pulling up Abstract # 3826, Block 45, Sec 23 on the GIS mapping system and says no such Abstract # in Reeves County, Texas.

Got to have the correct Abstract #. Thanks.

Wow.. this is very impressive Clint. I can't thank you enough. I honestly don't know what this means, or if I am entitled to anything from this agreement. Gary and I have communicated, and he said he'd look into it soon. I had also come across a lease agreement granted by state of Texas for 2006. See link:

I purchased the land in 2005, so I am wondering if I am affected by this agreement as well. I appreciate the help of other land owners- I need the guidance!

Lauren – I’m no expert on Texas Land and certainly hate being the bearer of bad news, but it appears to me the state owns all the minerals under Sec 23:

PSF Land Type 15 – Surface Sold / All Minerals Reserved: Upland tracts sold after June 15, 1973; all surface rights have been conveyed.

That entire section was the subject of the April 5, 2013 GLO Sealed Bid Sale: MGL #60 PUBLIC SCHOOL LAND 23 ALL 640.8 AC ALL REEVES 640.8

Buzz- I had a feeling I wasn't entitled to mineral rights. However, the link I posted earlier with the other lease agreement conveyed the mineral and surface rights-- without my permission! Is this allowed?

Lauren -- I couldn't open the link. I'm wading in here not being qualified or familiar with all the facts... but it appears the State of Texas never conveyed the minerals with the surface, i.e., Land Type 15. Best to have your attorney advise you from here. Later -- Buzz
