Andy, yes indeed, it does appear strange on the surface that Empire was not tendering an offer for the E/2 of sec 28 as it appears that we are neighbors in that respect because we own the mineral rights on the w/2 of that section. The V. Nistler family owns the surface rights and also a portion of the mineral rights. As I had mentioned earlier, the geology of that area is unique. there is a producing vertical well on the section directly north, however 262 bbls a day it is not a huge producer. Many years ago, Kye Trout, the ceo of the Little Missouri Oil Company, told me that the geology of that section only allowed access to the conventional oil depost below in a small area due to the way the layers of rock were situated. It was Kye Trouts opinion (now deceased) that if a vertical well were to be place on the w/2 of sec 28, and it were the first well to go down it would be the last to go dry. Good news for us that the deposit under this land is considered huge, but on the same hand not so good news that it is rather unaccessable from anywhere other than the w/2.

We have acquired approximately 82,000 net acres in Lewis and Clark, Meagher, and Cascade Counties of Montana that we believe may be prospective for the Heath, Three Forks and Bakken Shales. We plan to monitor industry activity in our area as we develop our plans. Our lease terms are for five years with an option to renew for another five years at $10 per acre, giving us time to allow industry activity to develop the trend before we devote significant drilling capital to our acreage position.
Just another tidbit…as is mentioned in earlier posts or inferred, some companies will buy and pay for leases with no intent to produce but only to hold the lease until they can sell it to another company and just turn the paperwork. And as mentioned in earlier post, if you are interested in signing with the intent of having production it is best to do some research on who you are leasing to.
I wouldnt want to be leased for $2 per acre a year when the activity came my way. At $10 per acre, five year term and I didn’t see mention of royalty which I would wager was equally lowball. I would only accept such an offer if I were in such dire straits that I might lose it all and there were no other offer.
another aside here Andy… i have to reflect at this point that it is so very easy to over anaylize the unknown. The answer might be as simple as the fact that we approached Whiting, they did not approach us. After reviewing Whitings web site im sure you realize that Whiting on the ground in the bakken play in a big way as producers as opposed to landmen wanting to jump in the middle of lease deals and smaller companies buying leases but coming up short on the ability to mobilize production. I believe that there is solid benefit to choosing the producer rather than sitting back and letting them choose you.
I do not joel, my understanding at this point is that the district plat had recently been changed allowing five rather than three to meet district minimum distance requirements.

Well you are very luck brother because she is smart girl. Yes we know Susie very well… we remember her when she a young girl and baby. Web was so proud of her, he took her everywhere he went so if you were in this area in the 1960’s you knew Web or Hazel you knew Susie. She was just out there earlier this fall when we were out. She goes out there at least once or twice a year and knows alot about the oil in the area. We meet her at the Buckhorn and she helped us search at the recorders office. You must have other relation in Sentinel Butte ?
I dont know the section but right after the old Lardy farm which joins the old Allen farm is a huge project under going. You should ask your sister. She actually went out on the site and talked to some people. I know she has friends or even family in Beach that she visits. Do you many relatives in Beach ?
Your sister brought some old pictures out to the Sentinel Butte Historical Center of Web and Hazel. They were pictures of Susie and Hazel selling eggs at the local store. I do remember who she visited in Beach before she went up to Willston. I know she goes out regularly and was very knowledgeable about the oil industry.

Whiting is going South from Maus well about a mile off the road you will see a hugh project going in between the old Lardy farm and the Maus farm.

We had to laugh … she was in Beach at the diner talking to us and some gentlemen from Whiting over heard that she had a MBA and gave her his card if she was interested in working in the oil industry…she laughed. Talk about a wolfe in the sheep herd !!

Not much left of Sentinel Butte the bar, store are both gone. The gas station is still there. But with the oil coming soon that may change. Your sister told us that Sentinel Butte sells water to the rig to the north. The mayor confirmed that as well.
