My family has just had a recent experience with Empire and has all been good. They keep their promises and pay on time. They leased our property near Plentywood for Shakespeare. We use Laura Christofersen in Culbertson as our attorney for Montana and North Dakota. She is reasonable and quite efficient. The people at Empire work with her all of the time and know what she expects to see so everyone is happy. Good luck.

As I am sure you know your sister is unleased. I know she said that when she was at her attorney in Williston they could not reach a deal at $500.00 per acre at 20% because she refused to be low balled. The same time we were offered from a landman $375.00 for %18 for five years…she told us to wait … thank God we did.

I dont remember what she teaches … Is she still teaching at the University in Wisconsin ? She took alot of video of the old farm and knows the owner now well. She brought her son with dark hair, nice young man looking go into the FBI… He was out at the old place on four wheelers with some friends.

Well the old barn burn in the 1980’s. Beach had a Super Value store. But Hazel sold eggs and butter to the small store in Sentinel Butte. I think the Witzerfelt’s family still farms the farm… your sister would know for sure.
But they also have some new wells going in that area… to the east of the Maus. The Maus family doesnt have any mineral to the land… which is good reason to be upset.

I had been wanting to ask the same of both of you, it stands to good reason that there would be some chance that our families are actually very well aquainted. My name is Rodney Klein. I am a grandson of Charles Lingk and grand nephew of Raymond Lingk who homesteaded on adjacent parcels and thier homestead was known as the Lingk place. Eleanor Nistler being the daughter of Raymond Lingk. The Vince Nistler family are yet today the top owners. My mother may very well remember the Web Allen family. Her maiden name is Constance Lingk. Joel, with the purpose intended I personally would have no problem with sharing the actual lease, however respecting any possible hope of confidentiality for the remaining members of the family I feel I would need to decline. If you re-read my post regarding the amount of oil you will see that I told you my information came from Kye Trout the ceo of Little Missouri Oil Company, who again, is now deceased. the land where the five are planned is T141N Range 104W Section 28 W/2. I do not have a copy of the lease at the moment but I can tell you it is nearly 2,000 and acre bonus with a 1/6 th royalty. Our first well is the NISTLER 21-25H at location NENW 25-141-105. It has been fracked but not yet completed. Once it is completed we were told to expect offers of up to 10,000 per acre for outright sale. This of course would never happen but I mention it as an aside. I know you were burned by company X, but Whiting is a competent and professional organization. We had an attorney familiar with this area of the law in Dickinson review and approve of the lease agreement. We did get a sweet deal, that much is true, however none of us in the family are versed in the negotiation of mineral leases or very well educated in the workings of the oil industry. Whiting Oil, to the best of my knowledge, demonstrated sensitivity to our disadvantage and presented us with a fair and equitable lease that according to our attorney covered all the bases, even those clauses there only to protect the interest of the lessor were included. The toughest part of the work was to insure that all interest holders would agree to the lease, because if one does not the deal can not go forward. Loose ends don’t fly with Whiting, any loose ends.

I have dealt with Empire in the past and I second what Larry posted. Also, I have used Laura Christofersen and again, same as Larry, she did a great job at a nominal price. I do know that the gentleman at Empire that I dealt with in 2004 and 2008 has retired, so there are probably new employees on board.

Whiting will refer you to the landman usually Empire or Diamond. The court house in Beach is just filled with landman from all over the country working for mostly Whiting

Engineering plus a MBA that would make sense as to why the oil company was so quick to almost peg her to apply… She said that they is another Allen girl that is in the oil industry out west.
The Witzerfelt farm is to the east after the exit they have two areas of construction. If you go west towards the Home on the Range a new one is going there as well. Susie would know about all of them in detail. How far are you from her house ? She should be on this forum she had boxes of research and information.

Yes it a project by Whiting Oil. Check the ND oil and gas website for map of the area. Plus the Whiting Company website . The 141 103 must be closer to the new not spot of Maus, Nester in GV. You can google earth and get a idea of what is happening in that area. Have you been approached by a landman to lease ? That area is going to be hot come spring. Get a good attorney for that area

Could be she is in touch with your sister often. You are a long way away … but your sister is monitoring thing closely so we think you will get a good deal… she has a good network of people. The information she gave us was dead on… so she knew something was coming. Get her on this forum !

Just checked ND state secretary of state website. While they registered sometime before 2010, they haven’t yet filed an annual report with the ND Sec of State for 2010, or 2011. Not a helpful sign.

I totally agree with mlh in that a three year lease would be the maximum I would agree to as too many changes occur over a five year period including the increase in bonus/% royalty amts. as well as the incentive to drill before the expiration date.

That is great… usually it’s 40 days from the day the draft is received.
Was the Empire of Diamond ?

All oil companies do drafts. What was your recent lease or offer ?
