Just sold my Beckham Co. mineral interests. Process was professional and without any hyped sales pressure through Travis Cogburn of WayMar Acquisitions in OKC who seems to have a sincere interest in Beckham Co. WayMar’s principal received high marks when I checked out the company before deciding to do business with Travis. For a guy in Ohio, I enjoyed reading all your comments and wish everyone luck!

The only recorded lease I could find for a Mary Beth Hoscheid was to Chesapeake . It looks like you can lease. What would be the other names and I will check them if you like . Here is what they were ordered to offer two miles away in a Pooling Order .

Understand the terms of your lease before you sign one . You can change the terms of the lease . I’ll get you some more information tomorrow .

I have a question for this group but am not sure where to ask, therefore I’ll try here.

Our family has been a 100+ year owner of land and mineral rights in Beckham county,

120 Acres section 15-9 N 22 W

40 Acres section 10-9-N 22 W

** **a large % of those years we’ve had leases. Wells have been drilled, gas has been found but quickly capped. All my kinfolk that had knowledge of the oil and gas industry has passed, leaving me to feel less than prepared to know what I should do with these rights. Our last lease ran out about 1.5 yrs ago, my hunch is that due to fracking they’re no longer interested in our deep natural gas. Could I be correct? Should I consider selling or holding? Any knowledgable input would be greatly appreciated.

Mary There have been several horizontal wells drilled west of you in 11n-23w & 11n-22w more then one well in some sections .

Mary I could find no other recorded lease for you mother or sister . The Chesapeake lease had some things you don’t want in any new lease , more on that later, now I’ll see what is going on around you . Where you able to look at the pooling order I sent ?

We have 240a in Beckham County 10 8N 21W. It has not been leased for many years. Some family members believe they were told years ago there is a fault line through the section. I do not have confirmation of that … Nonetheless, we have been contacted by a Landman. Company wants to lease for $50 an acre. Yes. They are only offering $50 and want 3 year lease and 1/8 Royalty.

We are, of course, not going to sign for that … But would welcome any information that is out there about this section and/or what would be a more “fair” market value today. Thanks in advance for your comments.

I would tell him thanks but no thanks . Canyon Creek is leasing in 8n-21 w ,is that who it was. in 7-8n-20w they were ordered in the pooling to offer $275 for 3/16 or no cash and 1/4 . I’ll see what I can find.

A pooling is nothing to fear . Did you look at the links I sent ? Were they any help ? You also need a depth clause, no deduction clause , shut in clause .

Thanks, Ron. I knew that about pooling - and it may be just what we do. He said it as though it should be something I don’t want to do. But I recall my Father didn’t mind being pooled. Yes, and thank-you for the links!

Apache has a well Apache 20-11-21 1H permitted into that section. Permit was issued Sep 30, 2013. No production listed yet. Not spudded yet.

It is permission to drill additional well or wells under a spaced unit .

It means that the existing well (or wells) is not effectively draining the reservoir and another well (or wells) is needed to drain the reservoir given the spacing. “Common source of supply” is a fancy name for “reservoir”. As a royalty owner, jump up and down, because it means you will get more royalties! If you are at 640 spacing, it is good. If it is a smaller original spacing, then it can get a little more complicated, so let me know if you need to know about that.

Re Section 30 T12N R22W, Beckham County, OK. I saw an intent for Apache’s #3-30H Simmons well reported on NewsOK.com over a year ago but haven’t been able to uncover any news since. I hope there’s a good detective watching. Thanks, Jeanne
