Good morning - new owner - I apologize for any question that may seem ignorant. My father recently unexpectedly passed (he and I live in Virginia). I found paperwork regarding the section referenced above - Blaine County, Section 3, Township 17N, Range 11-W, NE/SW Quarter.
I was approached by a third party interested in purchasing the mineral rights from the estate and I am trying to determine the value of that offer.
We also found out that I am going to have to probate my father's will in order to get the mineral rights transferred and I have no clue where to start.
So, any assistance in valuing the mineral rights and/or where to start the Oklahoma probate process is greatly appreciated.

First of all! DO NOT SELL until you are fully informed.
Blaine County is quite a hot area right now with several reservoirs, so don't be in a hurry to sell. Generally, I have observed that first offers are about half (or even less) of what the minerals are worth.
You need to find an attorney that is licensed to practice in OK and get them to help you on the probate side. You may also be able to call the County Clerk in Blaine county and ask how to begin. There may be a few attorneys listed at the top of the forum under one of those tabs. Can't remember which one. A few attorneys post in the Blogs area. You need to get the legal part taken care of first. The valuation comes next and you need both the attorney advice and you may need an engineer's opinion if you have a good amount of acres.
