XTO received three permits today to drill ARDMORE AIRPORT 2,3,& 4 18H. These are all within Section 18 as is ARDMORE AIRPORT 1-18H.
What surprised me is that XTO is arlready drilling MELTON 1,2,3 & 4 19H18. SHL in 19 BHL in 18. So the City of Ardmore is going to have 8 new wells producing from section 18. There are another 8 wells going iinto section 21 03S 03E.

There is a well in Section 5 and they are leasing East of you in Section 1 3S 2E. I thought they where activity in Section 7 South of you, but I do not know the detail right now. Patients is the name of the game:)

I would guess that RD Williams has offered you the lease at 3/16 and some signing bonus. If you have a copy of the lease, it is for GROSS PRODUCTION, no depth clasue, 3 year lease with option for 2 more years.

Section 7 has a well ARDMORE FOUNDRY 1-7H, I guess this is on the Airport property. The completion report lists 314 bopd and 2225 cf of gas per day at 42/64 choke, which means it is only about 2/3 open. Because the ratio of Oil to Gas it high, the well is Oil well and not a Gas well.

Just about everything East of I-35 in Carter, Johnston, Marshall, Love, and Bryan Co. is XTO. There are some leases with Chesepeake.

I made the mistake of taking one of the first leases in section 30, I think I was the 6th person to lease. My lawyer in Ardmore Sucked big time and did not do a good job of representing me.
Everything in a lease in negotiatable. Since you are in a good location, I would ask for a larger percentage royalty and less signing bonus. It will not take long to come out ahead, maybe a year, 2 at most. So ask for something like 1/4 or 5/16. My signing bonus was $250 an acre. If I had waited I am sure I could have gotten more and the gave up some of the bonus for a greater percentage.
I am not familiar with RD Davis, XTO uses RD Williams almost exclusivley.
Also, try to get GROSS PRODUCTION AT THE WELL HEAD and not NET PRODUCTION. You will save on all the little charges each month, like TRANSPORTATION, MARKETING, COMPRESSOR, ETC.
I would also be a good idea to try to get a DEPTH CLAUSE. This will prevent the operator from having a lease on all the formation below the formation they have in production. This could allow you to lease to another company for differnet formations. There seems to be two or three formations, both above and below the WOODFORD, which is the big right now. Caney and Hutton are two of these formations.
Steve have your lawyer make an addendum to add to the lease that relieves you any transportation, processing , and other costs associated with the completion. I have never had a lease man balk on it. I can’t quote the legalese but it is worth a try

Here is the Oklahoma DOT maps for all the counties. Carter can be selected from the list or from the map at the bottom. Once the map is displayed, move the mouse to the bottom of the map and select the little “propeller”. Then you can go to the top of the map and make it any size you want.
