Do you have a Tax Map and Parcel number for the parcel? I would not sell at that price and some areas of Clay District are selling for as much as 6,000.00 per net acre.

I own many parcels in Clay District and would value your parcel at 2,700.00 / net mineral acre (1/2 * 14.75 = 7.375 Net Mineral Acres) which would be $19,912.5, or $20,000.00 for the sake of round numbers.

There are so many variable to pricing in Ritchie County, I paid as little as 610.00 / NMA last week and have had offers of 6,000.00 / NMA, which I laughed at.
Do you know where in Ritchie County the acreage is located, what district? If you are receiving cold solicitations, I would guess the tract is in Clay or Union District. Again, many variables are involved, but for Clay District, 4,000.00 - 6,000.00 is reasonable and in Union District, 1,500.00 - 3,500.00.

Again, there are numerous variables involved in price per acre of minerals, difficult to state, it all depends on where in the district, et al.
