I would like to be able to ask some business people about costs incurred to have my minerals managed by a professional. Are charges based on acres, number of deeds, location, amount of royalties, What??

Cost will depend on the level of service you are looking to receive from the provider. If you are looking to have someone manage all aspects of your mineral / royalty, you should expect to pay a % of the income. If you are looking for assistance in identifying assets, negotiating leases or handling other specific matters, you should look to pay an hourly rate.

There are three main ways mineral management companies charge:

  1. A percentage of your gross revenue (usually 6-8%), this is typically seen with banks and trust companies.

  2. Line item or per tract fees - this could be as much as $100-200+ per tract per year. Usually this is a minimum for being managed and it does typically include non-producing tracts

  3. Hourly fees or charges for work incurred. This is a fee structure that is used by some of the independent mineral management firms (that are not associated with banks or trust companies)
