Hi all. I just got a lease offer from Cowbell Creek Land Company to lease 1.66 nma in Hughes 28-7N-8E. It’s only $125/acre with a 1/8 royalty. Is anyone leased for more?

On the advice of trusted individuals in the industry, my cousins decided not to lease from Cowbell Creek due to CC’s unwillingness to negotiate terms and conditions, and our research in OTC records for activity in the area. Our family had received far better T’s and C’s and lease/royalty payments and offers in the past for the property from other companies, and I discussed that specifically with the CC contact. The property is also in Hughes County. I handled the research and contacts for my cousins, as I also have a fiduciary interest in the property.

I just received an offer to lease from Cowbell Creek - same $125 and 1/8th. Hughes 16-7N-8E I think I will decline. My previous lease was $250 and 3/16th’s.
