Current offers to lease mineral rights

I have been offered $500 and 3/16 for a five year lease on land in Section 10 township 8 S, Range 2 East . Is this a good price?? Has anyone recently gotten ofers for leasing minerals??

Same offer for 11-8S-2E. Are they asking for a top lease or were your drilling rights open?
