For someone interested in selling, and just signed a lease in this area, does anyone happen to know if offers received of just over $3k per acre is a reasonable offer? Does anyone have enough information in this CUSTER area to tell me what amount you would counter with?
I understand capital gains, losing long-term investment, how these companies buy low to make a profit, which is all fine as we want to sell. Just wanting the cost per acre that would be the highest we could reasonably get. Thanks.

Offers to buy or lease are tied to a royalty, so a piece of information is missing. For your sections, Mewbourne is planning additional well(s), so the offer is likely to be low just to see who will bite. The horizontal well(s) to come are probably worth much more. The placement of the well so far to the east implies that more infill wells are to come to infill at a later date.
Thanks so much for posting the permitting plat!!! This suggests that the horizontals are economic, and that there’s a very good chance that the project will expand. Brinick12’s comments regarding 12N-19W is also encouraging. The implied lease offer of $3000+ is a order of magnitude larger than our offer (I hope I read brinick12’s post correctly!).
