Deed for mineral rights

Will try to make simple.

Grandma has mineral rights, Grandma dies leaves everything to her son.

Son dies without a will, his heirs (children) find mineral rights deed Grandma had.

Calls Landman in Illinois, explains found deed shown she owns rights but everything was passed onto son, son has died without will, has children, children are heirs entitled to what father (son) had which is nothing more then these mineral rights. Father did not have 2 nickels to rub together. Landman agrees to do research for free, discover rights still belong in family, offers leases, leases signed over a year ago, no pay on leases to date. Excuses after excuses, claims estate must be settle first since father died intestate. Offers to administer estate since she lives in same city as father, children do not live in same state. Affidavit of identity and heirship recorded with county clerks office. Deeds for mineral rights for 2 brothers filed no deed filed for me. Any ideas how to get a deed created for my mineral rights?

Landman will not respond to calls, certified mail or emails. Has cause a firestorm of crap by sharing confidential email, family is not speaking and probably never will again so cannot follow up with them. Courts have confirmed nothing has been done since the appointment of the landman as the administrator. As you may have guessed Landman is completely unprofessional and a liar. Cannot go there, live far away, do not have funds for an attorney. Simply want our original lease back but she refuses to even reply. Have gotten free consultations from attorneys, suggested filing complaint with Illinois security commission. Message left. Suggestions? Advice?
