Jacqueline, here is another link to the permits that are on the weekly list, but just the basic information without the multipage information on the Weekly List.
You can sign up and get future emails (pick the county or counties you want to follow), but if you want to see what is already done, you can look for Doddridge. It has the District and Unit name. It has a link to a map so you can see where it is. I agree this is a lot of work, but I consider it a part time job that I am getting paid for.
I just wanna say I have personally got 18.5% and 3000$ per acre for the McCillian over on rt 23 in Doddridge with Antero. I have a lawyer but I have done all negotiations. Lawyer is just there to have proper wording in the lease.
Mike, now were talking. This is the info we all have been waiting for, Now we know rather we are being hosed or not. Thank you very much, keep posting.
Jacqueline, only way to change the lease I think is for it to expire which it probably won’t. I’m sure there are many people with worse leases.
My sis and I have that $1500 and 15% offer for Ritchie, and are still getting our lease terms reviewed by our attorney before we start negotiating. It helps, even for Ritchie, to know what is being offered in the next county, although Doddridge is in a known good location, to judge by the large number of permits compared with even the “good” part of Ritchie (northeast). Thanks, everybody, for sharing.
Use a lawyer! I use Dean Rohrig 3047582114. If you get great money an % it won’t mean a thing if the wording isn’t correct!!! I’ve been working on this lease back in May last year. Gotta be PATIENT!!! An if Antero try’s to reword my lease again it’s going up to 3500$ an 20%! Antero 1st offered me 2000$ an 12.5%. Just have to ask around. You won’t find anything in the courthouse cause all is there is a paper saying there’s a lease. Doesn’t say anything about the details of the lease. The BIGGEST thing you want is high percentage!! That’s where the real money comes in!! This bonus is just a drop in the hat compared to the %!! Plus your mineral rights can be sold on courthouse steps IF taxes are not up to date. Hope this helps everyone. I was like you guys back in May. DO NOT be in a HURRY!! Longer it takes the more you will get!! Promise!!
My leases were negotiated at the end of 2011, and executed in 2012. The prices are changing everyday based off of Market Value; it is in higher demand than it was two years ago. This all can fall out just like the market did in 2008 in a blink of an eye. Bottom line, I think they dealt fairly with me and it was my grandfather’s legacy passed down to me. I didn’t work for it, but I feel very honored by it. So instead of making another lawyer some money in a retro-action, I’ll leave it be. But if another found lease comes my way, I surely would get one. Thanks so much for the information.
HOSED> THE DEFINITION OF HOSED> TO WATER, DRENCH OR WASH WITH A HOSE. MY DEFINITION OF HOSED> BEING “SCREWED” BY A LANDMAN. SORRY IF I OFFENDED ANYONE ON THIS FORUM.
Well it appears that I got “hosed”…mine are for $1500.00/acre and 15%. Don’t suppose there is a way to get unhosed? My bad…didn’t have enough information and couldn’t find any back in 2012. Must have been looking in all the wrong places
Plus 1 Mr. Montgomery. We have been setting here in Ritchie at 1700/15%. Folks, most of the companies will go 1500/15% without an argument with 12.5 the bottom. Patience is the word. We had some relatives bail and sign at the first mention of money. The rest of us are now in the second year of patience. We went for 10 months and never heard a word. Now they have just contacted us again. You need to get the most in royalty percentage. The bonus is a one shot deal since the leases are almost always paid up leases. Once you sign, you are on the hook for who knows how long? Years and years if they do any thing on the property. They sure know how to tie up property. There are a lot of publications on every site on the do’s and dont’s when it comes to leasing. Google them. If you think you don’t have time to search, then you will kick yourself later. I’d like to have a dollar for every publication I have read in the last 2 years on leasing and what to expect.
How do I go about checking if any permits for drilling have been issued for my land? And what info do I need to check this and where do I find that info? Thanks
Mike, I also had my interest passed down to me by my Grandfather, he died in 1947, and I continued to pay the taxes on his holdings. When he died he had accumulated quite a lot of acreage, some having vertical wells on them. his name was Frank Ramsey, we still get some income from these verticals. In 2010 I signed my first lease for a Horizontal for 12-1/2% and no bonus. You better believe that I wised up soon for a year later I signed my second lease and negotiated for what I considered a fair price. Since then I have signed 18 leases with Antero, but still waiting for that first check. I do know of one well that was completed in Sept and should see something by May of this year. The lease that I signed in 2010 is this well, 3-1/2 years later. I too have an Attorney but have done all the negotiating myself, Only by following different forums and talking to people in my platt was I able to come up close with price. All my interest is located in Doddridge County. Do you live in WV??, and may I call on you for info?? Thanks
Same here DT. I actually bought mine a few years ago just for investment. Ritchie for some reason is low compared to Doddridge an Tyler. If you do your lease correctly the land would be tied up 5 years with a option for another 5 years with the same bonus an percentages. But I will get little more if they want round 2.
to get the map where you can see permits. If you know your location (not everybody does especially for inherited oil and gas interests), you can zero in on an area then move around to find where you are and see what permits are nearby. Or go to the Weekly Reports and other sites mentioned on this thread and keep looking.
Still not sure how to go about finding info on any permits that may have been issued for my land. What info exactly do I need? Can this info be found on the deed? I have gone to a few of he above links but I’m not sure how to narrow down the search to specifically search for the permits for my land. What is an API #? Any help with this is greatly appreciated
