Okay folks, need some advice. The cousins and I are considering getting a lawyer. A landman from Hawkeye Research contacted us in June about some mineral rights we had through our great-grandpa on Sycamore Creek in the Cove District. He said he got all of the information we would get a $500 bonus and we were cooperative with putting him in contact with other kinsmen. I knew he represented CNX. Then my sweet aunt started to die and we told him the situation. He sent papers to her rep immediately and what she signed said CNX for Dominion. She was supposed to get a $500 bonus she has not received. Another cousin said he was told everything was on hold and the landman we were dealing with was fired. Thanks to the wonderful Nancy Mosely I got the courthouse site and found that another company Honors had put my great-grandfathers will in for probate on 9-25-2014 and the original modifications my grandmother signed 6-02-1955 but you can’t open because another modification took place 9-24-2014 and it won’t open either. Very frustrated. We didn’t ask for this or even know about before the first landman approached us. Now I just don’t want anyone taking advantage of my family. Can anyone recommend a good attorney. My aunt died and left some money to help us find out what’s going on.
Hi Tammy. I am using Stephen Shuman an attorney in Morgantown WVa. He is very knowledgeable That attorney Kyle did not call me back until I made a couple of calls
Hi Tammy, Thanks for the nice words!
It might be that the Doddridge County records might need a plug in to display the records. Do you mean this
Maybe you need to call them and order the records if you can’t find a plugin. Maybe use a different internet browser. I am NOT an expert in those things but have discovered that sometimes things work better in other browsers or need a plug in.
Another “trick” that might work is, if you see a document and you can’t get it to open for a name search, see what the book and page number are, and go back and search by book and page. That might work.
About the $500 owed to your aunt (or her estate), It might be that the company is just behind in paperwork. You could call, or have her representative call and keep asking until you get an answer.
I use Kyle Nuttall ( http://www.nuttalllegal.com/ ) for legal work, but if you can’t get hold of him I know of Heidi Kossuth, in Wheeling (I don’t know how current this is http://www.jacksonkelly.com/attorney_bio.aspx?a=11347 ), or Rodney Windom in Harrisville WV (google it).
I know somewhere on this site there have been some other recommendations for attorneys in the Doddridge area. I dont know anything about them.
Please let us know if we might be of any more help.
Another question: is there anything that can be negotiated on the DO?
Last question, I think they just want you to agree with them about the %. First/second questions, I think those are the numbers for your ownership % (fractional interest owned times mineral acres to get net mineral acres, then multiply that by the portion of your acres in the unit (mineral acres in your lease which are included in the unit divided by total acres in unit) Hope that makes sense. Make sure to check the wording on the DO to see that they don’t try to change terms of your lease.
Ok, can anyone enlighten me on this? We finally got a DO for wells in Costlow (1H and 2H) and Welch (1H). I assume the decimal number is the portion of our ownership and one of them is .01045067 the other is .00000330. Does anyone one know what these numbers translate to percentagewise? I am guessing it’s probably a low % number!
Oops! I meant does anyone know how that decimal translates to a fractional amount?
Tammy, Nancy is correct about changing internet browsers. But I’ve had documents that I couldn’t open. After checking back, eventually they show up. Take screenshots of the document listings. (Function and the print screen keys and copy and paste to a word document or a paint document) . I’ve noticed that things change from original posting. I have inquired about ordering paper copies of documents. The ladies at the courthouse are great but overwhelmed. More than once I’ve been told it could be months to get documents. So be patient. You’d think with all the oil and gas money coming through the county they could hire more folks to help those ladies out?
Anybody who gets one of the local papers able to comment about the county commission discussion about adding courthouse staff? The topic comes up sometimes in Ritchie papers.
For those of you having problems loading some of the documents from the Doddridge co. court records…I’ve also had trouble with some of the documents coming up “blank” - so I don’t know if that is what you are experiencing when trying to open a document - but I’ve figured out that all I have to do is close the blank pop up window and then try it again and it opens a new window with the document just fine. Before I figured that out, I was refreshing the search page, which usually meant re-entering some of the information in the search fields. That also worked to bring up the document. I use the Chrome browser. Hope this helps!
Hi Mr. Dunn, first read as much as you can in the Doddridge posts on this forum. Not far down below your post in this thread is a link to many online records in Doddridge. Looks like a lot of numbers. See if you find your ancestor’s name there.
About two weeks ago Dec. 23, 2014, I received notice from Antero Resources Corporation, that I inherited mineral rights that were owned by my late Grandfather, Melvin (Ned) Burton.
Antero: “According to our research in the court records of Doddridge County, WV you own an interest in 30.22950 gross acres listed above as an heir of Clyde M. Burton. Your mineral ownership is computed to be .26455 net mineral acres”. It also contains this information: "RE: OIL/GAS LEASE OFFER - STATE OF WEST VIRGINIA, COUNTY OF DODDRIDGE, DISTRICT OF NEW MILTON, TAX MAP 6-4-1, p/o PARCEL 8, and PARCEL 11.2 CONTAINING 30.22950 ACRES.
I am new to this and would like to get all the factual information available.
What department at the Doddridge County Courthouse do I contact to find my next move. I have watched many videos on mineral rights and read some warnings but have not signed a lease nor will I until I get all the fact available. I live more than a thousand miles away in Boulder Colorado.
I forgot to say that I think there is a way to print screen but I haven’t tried it. I think the “official” way is to order a copy of any documents you want, from the Doddridge county clerk’s office.
What is the department and phone number of the Doddridge County office that has my oil & lease information. I have tried 304-873-2631, 304-873-2260, 304-873-1801 with no results.
Thanks everyone.
I found http://129.71.205.241/ but could not get my Grandfather’s mineral ownership rights to come up. Is there some trick to accessing it the correct way?
Mr. Dunn, which Doddridge offices are those phone numbers for? The Assessor’s office can tell you how to get a copy of that tax map (New Milton map 4) that is mentioned.
Also, on the website with leases etc. you might need to look for your last name (the grandparents etc) and see if you see other heirs who have signed. I used the name you gave and found a few heirs with Burton and 30.22950 acres. Look at those. You will see some affidavits of heirship and things, and might read those to see if you recognize any names.
Mr. Dunn, try 304-873-1261 for the county assessor’s office, where you can order a map, like Nancy said. I spent the $8 to order the large map, which I found very helpful. After you know where your tracts are, you can compare the location with other online maps, including the WV interactive map that shows you where all the wells are, if they are active, and what they have produced, etc. Keep in mind that the info on that website is up to date to about a year or so ago. The website takes some getting used to, how to navigate it to get what you want, but it is really useful - http://tagis.dep.wv.gov/oog/
Thanks Stephanie, this information gets me closer to what I’m looking for. I guess I’ll have to spend some money to get some.
Antero is offering me a substantial amount. I’m wondering if I should contact and negotiate with other oil/gas companies, or wait till they contact me.
