Haven’t heard too much chatter lately, so I will start with this, even though some of the G&O companies have cut back on # of rigs and laid off some contract people, it does not mean that they are dead in the water, I say this as within the last two weeks I have signed two leases with Antero Resources, both in Doddridge County, West Union District and the other in Central, Don’t know at this point how long I will have to wait until permitted, drilled, fracked, and receive a D. O. but at least I have something to look forward to. MORE CHATTER NEEDED ON THIS FORUM.
Arnold, thanks for posting! The two you just signed are in the same county and district as our lease modifications. We all need to keep each other updated.

Forced pooling bill 2688 failed on Saturday in WV legislature. Not sure implications for leasing but it is good I think. Congratulations Arnold! Thanks for keeping discussion going.

What happens if you don’t send D.O.'s back? Is the money divided among those who do send theirs back? Once you sign a D.O. are you then responsible for paying any property taxes? Thanks.

Antero Resources seems to continue being active in leasing, as they have applied for applications to drill the following wells, all are in Doddridge County: AMY #1&2H, BEETLE #1&2H, BURGESS #1H, CONLEY #1&2, COOL#1, HATTIE #1-2-3, HUGLE #1&2, MASON #1&2, ORIOLE 1&2, PETER 2H.
J.S.Smith - Antero’s leases are about as fair as any in the industry, and better than most. There are quite a few things that I change when I’m negotiating for my clients. I always ask for increased bonus, increased royalties, No Warranty of Title, Indemnification, and Gross Proceeds. That’s for any net mineral interest. For larger nets, I ask for more things like a Pugh clause, notification, forfeiture, etc. Always ask for more than you think you can get, and kill them with kindness.
Antero just returned a call I had placed two days ago. Super nice lady named Lauren. Anyway, I had noticed that the Seaborn 1H and 2H wells in the Central District began producing in mid 2013, yet I had not received any declaration of pooling or division order. She straightened it out, there were title issues. The division order should be on the way soon. It really pays to rattle the trees a bit!
Chloe - if you don’t sign a D.O. the company will probably hold your money in an escrow account until you do. Your lease may have provisions that dictate otherwise, though. Property and severance taxes are often paid by the company before they send you your share.
Kyle, what if you didn’t sign a new lease? My family just had to sign a modification for pooling. Should the lease ever come up for renewal?
Just wanted to let you all know that Antero is mailing my first royalty check today. I signed this lease (one of three) in February 2012; first sales were July 2014; D.O. received February 25, 2015 and signed and returned the same day. I was very pleasantly surprised as the decimal was small and it is a small tract. I am told that they will begin the work on well#2 within the next month or so. Just wanted everyone to know my timeline.

Hi everyone, just returned from a weeks vacation in AZ, took in a couple of ball games, good to get away from mineral rights pro’s and con’s for awhile. Mr Dotson, I will talk to you about your Grandfather and mine, I am sure they knew each other, I have a small interest in the Dotson Well 017-06534.
Today, I found 3 more offers in my mailbox to buy my Mineral Rights. I have been receiving on average 10 a month since last July. Some of them hand written, some just form letters with a handwritten signature.
Offers range from 1200 per acre to several thousand dollars. For 25 years we never heard a peep about these Mineral Rights, now everyone wants them. I wouldn’t dream of selling my interests, but I enjoy the prospect of seeing some money from them Waiting on DOs for 5 wells now. Antero said we should have the first of them Apri/May…so we are hopeful things are on schedule.
Anna- we are waiting on DO’s on 7 wells. As exciting as it is to be receiving money, it makes me appreciate the foresight that my great great grandfather Dotson had in keeping these rights and passing them down through the generations. I really look forward to my kids reaping something from this too. It’s a shame that my parents and grandparents saw only minimal profits due to the low productivity of shallow wells. Good luck!
