For my Antero Leases, it has been $1500/acre bonus, and 15% royalties. I only have small interests in the Central District (Greenwood), around 0.7 net mineral acres on three tracts. There is one tract for which I never received a lease, and falls squarely within one of the units (Zellerback). I have the tax stub from royalties received over the years on a few shallow gas wells- but the Doddridge County Assessor’s office cannot determine what parcel number it falls under as they do not map oil and gas mineral rights. Any ideas on how to find out? Thanks!
Hi Nancy- here’s what I know. I have a tax receipt for 32 acres Leeson Run, 1/2 of 1/2 of 1/4, Oil and Gas. I think there are two shallow wells on there from Key Oil- API 017-04239 and 04240. The map/parcel number shows 9999-0000-1035-0000. The assessor said that she could not help me here. All I’m looking for is the actual tract parcel number. My strong belief is that it’s 1-9-53, which is an Erie Sheets lease…Thank you!
Thank you for the Antero number below Arnold. Hope you are well. Wellpad(s) on my property are still inching forward…Permits are needed fyi. Did not get the impression any work is delayed. Antero finally returned my call and has sent me a Memo for the Modification of the 1902 lease to sign (any advice? :)) Well production in the area is figured to be around 4 MMcf.approx. fyi.
Hi Darin,
About why you are not leased yet with Antero, maybe their landman layoff happened at a time somebody might have contacted you and you fell through the cracks or something. Might be worth contacting the Colorado office of Antero and mentioning that it looks like you are in the pool. Or, perhaps it is a held by production lease for the shallow wells, and they just haven’t sent a lease modification yet?
And yes, the Unit map for Zellerback (I had to search another relative’s declaration of pooling to find it) shows that those two little wells should fall right in the Sheets parcel at the bottom. So I wonder why I have never received a lease offer from Antero on this one?
Ancel, for the lease modification, it is always a good idea to have an attorney look at anything legal you sign. If it is the standard Antero modification, there isn’t anything too scary in it. Some people have been getting an “inconvenience fee” to sign the modification, maybe $500 or $1000 (total, not per net acre). If they really want you, they’ll do more.
I called a while back, Beth Rogers said she called me back…
Stephanie- thanks! Going through the Doddridge database, I can’t see that the rights were deeded anywhere else besides the immediate heirs. I’m still paying taxes on the tiny production from these rights, so I assume I’m still an owner.
Darin,
Make sure you still own it! My grandfather died in 1983. My mother inherited his interests. She paid the taxes faithfully. Yet, in 2013, they sold a set of mineral rights (labeled 120 acres but for a well attached to the same set of rights) that were under my grandfather’s name. As my lawyer said, “Dead people do not acquire property.” No wonder, folks weren’t contacting us. If I were you, I’d make sure to do some records checking on the Doddridge county site. I have another cousin, same thing. In 1987, the grandmother passed, but in 2014, she showed up with 120 acres of mineral rights which were sold at auction. I don’t know how that works, but if you aren’t getting documents in the mail, it would be worth the time to investigate. Don’t just search the person’s name who it SHOULD be in. My cousin’s grandmother was a second wife and she never owned the shares. They went to her husband’s oldest daughter.
How can I get a copy of my original leases?
Third division order received yesterday- Callie Unit, Central District. Still no royalties from any of the returned division orders to Antero!
Darin, In talking with Denver about one of my wells, was told D.O out in early may, but would be at least two months for Royalty payment. Antero pays the first of every month, so maybe you will get something next week.
Hi Darin, I have direct deposit too. You’ll get an email with your royalty statement attached. I have only received one, but was told that they do the transfers on the 30th of each month so that they transfer by the 1st.
The statement is complicated! I have yet to speak to the accountant at Antero…but I was told he could help me decipher it:)
I also have my check direct deposited, I get my statement one day in advance of my deposit, sent by E-mail. Good luck.
Thanks Arnold. I specified direct deposit. Do they let you know by email that it’s coming? And do they show a spreadsheet of actual production? Sorry for all the questions!
OK, thanks Jacqueline! Here’s hoping you get a second!
Any emails yet from Antero for anyone? Total silence here!
Darin, I will post here when I see an email. Does anyone here know how to cross reference a tract# from the lease with well unit names?
