Arnold, that’s great news and I hope they send more soon.

I heard somewhere that when the company leases, they notify the assessor’s office who divide up the taxes in situations like you say, or helps with making changes. And remember when things get fixed up with the assessor, it takes awhile for the taxes to come out. Whoever was on the account on July 1 2014 is the name that will be on the 2015 tax ticket that will come out in a week or 2. So if you don’t get a ticket and think you should, or get a ticket that looks like others should share, plan to call the assessor’s office soon after the ticket comes, or doesn’t come!

DT you are very correct that the tax bill will go up when a well produces a lot. That takes even longer, though. Production and royalty payment needs to be reported to the state tax office by the operator by March 31 2015, and by July (I think) the state notifies the counties so they can adjust the assessment up or down. But that is for 2014 production, and somewhere I read that 2014 production comes on the 2016 tax bill. Same thing when production drops, there is a two year lag before the assessment drops.

DT, I think it just all boils down to we own Soup. If you don’t know where the bowl begins/ends, you don’t know how much you have.

My mother asked for all rights belonging to her father to be placed in her name in 1983. Bottom line is you don’t know what you don’t know. The problem is that the people who DO know aren’t going to share that information because the longer it gathers dust, the less likely the true owners will come looking for it.

Yes plenty of honest mistakes, and many that aren’t honest! And with clerk office personnel who sometimes get sloppy, even more possibilities emerge. But the worst are cases like StephanieP’s.

Don’t know why you are missing tickets, definitely call about that. Remember that taxes are based on assessment, and assessment is based on production and royalty paid to the Mineral owner as reported to the state tax dept by the producer, but for two years ago. So 2015 taxes based on 2013 production. Was that lower than 2012?

Nancy, I have a couple of wells that I am receiving royalty checks on, but tases only went up slightly. O’well, can’t complain about that now can I. my big concern is the missing tickets, for the pass 30 years I have been getting 38 tax tickets, this year 30, I do believe that a couple of them have been combined, but the rest " I have no idea. Last year I paid around $1000.00 total, this year, so far without the missing tickets I’am at $432.00, Just does not make sense.

What the???, Received my WV property taxes today and lot’s of missing tickets, so I will call the Courthouse Monday and raise a little ____________. Anyone else have this problem?? Also, Taxes are about 1/3 less than last year, how come?? Go figure.

Mine in Ritchie went down about $70 from about $580 to $510. Not complaining of course but need to be prepared later when the taxes go up for the new wells last year. Yours is a lot more drastic. Must be a reason; they should be glad to get somebody wanting to pay more LOL!

Glad they came and that explains things. Maybe decide which name you prefer and make corrections on the tickets. Then maybe they can all come together.

Nancy, Doddridge County Courthouse has me set up as Arnold Lyle Stuart and Arnold L Stuart, so today I received the missing tickets, so with that I am pleased, but of course the amount increased from 432.00 to almost 900.00 and of course with that I am not pleased, however the amount is now in line with last year, wanting to pay more??Not me. LoL.

They should use something like the last 4 of SSN or a code to make sure they are not listed separate. Just using a persons name can and does cause problems. Just like Antero trying to sue one of our family and pulling the wrong person from the court house records. Did not matter to them that they got the wrong person with the same name. Imagine that??

Help. We went to the West Union courthouse to look at our leases yesterday. We are as confused as ever. We wanted to know how to determine the net acres. We asked the Assessor’s Office and she said that we have to have to have an attorney go to the title office to get this information.

Is this the only way to find out ?

Connie L. Myers, do you know how you obtained your interest? Inherited? If so do you know if there is a will filed? The official way is to hire an attorney to do a title search, but if you have the time, you can probably figure this out if you know your history with your mineral interest.

Thanks everyone. We also signed a lease with Jay Bee and it actually permitted about a year ago. We are still waiting to hear from them.

We signed a lease with Antero a year ago for mineral rights that we own in Doddridge county. We talked to them yesterday and were told that they currently do not have plans in place for our lease, but they will in the future. They said that they would not lease if they did not have plans to drill. They told us to call back in a year. Is that typical?

We signed a lease with Antero Sept. 2011 and had a bonus check in the other hand at the same time for over $20,000.00. That is now 4 years and nothing has been done, but it is a five year lease so they still have another year to drill. We have not heard anything, but my brother is watching the permits and drilling logs and they are (Antero) drilling all around our property but not on ours yet. But I agree I think the will drill since they did a lease, but then again with the way prices are going there is no guarantee. Just keep waiting…

Arnold, you better make them change it to one way or the other…I suggest your ENTIRE name, no initials.

The wells that were stolen from me were because, my grandfather’s middle initial wasn’t used in his will. Ridiculous, totally ridiculous, but completely true!

Once you sign a lease that does mean they will go out and drill the next week. If you sign a 5 year lease then they can take their good old time. You may not hear from them and probably won’t until they finish drilling, if and when they do. They are all about contact until you sign and then silence. Even when they do drill it’s usually a year or more before you get royalties.

Also remember to check the wording on the lease. There may be something about preparing to drill, or “searching for oil and gas” that I have read in another company’s leases. If they say they are making preparations, they might say that fits the terms of the lease.

From what I have read, in the next two or so years they will have more infrastructure.

Another possibllity is that they are having some trouble locating owners, or persuading people to sign, in surrounding acreage so can’t form a unit yet. Etc. But if your lease is clear enough, I expect they’ll at least be applying for a permit before time is up. Did you have a renewal clause?

Nancy and DT are so right It just takes time, I signed a lease with Antero in 2009 and just received royalty in “JAN” OF 2015.My opinion if Antero lease is they took on way too much all at once.
