Eagle Ford Shale - Karnes County

Mr. Mollner,

Thank you for your response to my post. I do not have a copy of the lease or any surveys. Unfortunatley, my mother was not the best records keeper. I have only dealt with a man named Deal Fair. He is no longer working in the business due to family matters. This has been an uphill struggle from the beggining to understand what I need to do and what I need to have to do it with! Do you have any suggestions on how to find a copy of this information?

Thank you,

Faith

It will say on the lease or deed, if you have a copy of it, where they are located. You will need the survey and the county to find out.

Last year I inherited my mineral rights and am working to finish an affidavid of heirship. My mother had leased the rights to Petro-Hunt on a 3 year lease. We are about 1 1/2 years into the lease and I keep hearing what a hot spot Karnes Co. has become. So many people have offered to buy my rights. I'm trying to find out where the land is located and learn more about if they are indeed drilling on my portion of land. Anyone have solid advice on how to find out all the info I need on my mineral rights without having to pay an arm and a leg to find out?

I would try to contact petro hunt’s land office and request a copy of the lease. Otherwise if you know the survey, you could go to the county’s office and check the recorders office or hire someone to do it which could run a couple of hundred dollars or more

I am up-dating my own posting. I am in Karnes County. In July we were seeing $3500/acre bonuses. Now we are seeing $5000. I have a a client who wants to sale mineral rights - but they all want a lease. You can get my question of law column (often about oil and gas) in The Karnes County Times (karnescountytimes.com) and starting this week in The Karnes Countywide. I enjoy hearing what all of yall are doing all over Texas! Kathy Chapman

I just obtained counsel and have been advised he inked a deal in Karnes County a week ago at 6200k per acre. The price is going up and from what I've researched and since had confirmed, I'M IN THE HOT SPOT BABY:) Conoco Phillips already has 3 wells on my property, 1 oil, 1 gas and 1 oil/gas possibility. I'm exstatic and look forward to a great couple of years ahead. While conducting research I've read that the Eagle Ford Shale is one of the best out there, EVER, and they predict oil and gas production for at least the next 50 year. My attorney gave me another forum which is also a vital location to obtain information. Check it out.

we have Karnes co play w/ EOG offer of 1000K acre lease w/ 25% RI........ w/ lease stating drilling within one year... is that good or can better be done.... I am an only child and my mother owns it, she is looking to retire soon and needs back surgery so for her I would like to see this thing move along but correctly. I feel the lease bonus can be higher but if the well is done w/ in 1yr the royalties is where the income is. part of our land was leased for less and we were offered more, so they are waiting for our loose end I suppose.... whats your thoughts?

I have 50% minerals of about 520 acres in Karnes Co nears Falls City. My lease is up in September. Plains currently has the Eagle Ford rights and another company has (horizon) has the the Edwards. The neighboring property is currently being drilled on by EOG. I know we are still several months away from the expiration of our lease but if anyone is interested please contact me. I am not overly interested in upfront money on a top lease due to the possibility of drilling more importantly is to have a good lease agreement in place if an when mine expires. I can get anyone interested a copy of the current contrat with the exact location if needed.

Again, up-dating my own posting for Karnes County. My clients signed today for $6000/acre bonus - 25% royalty.

What part of county and what oil co? My family is still in a stale mate or something… we didnt even ask for that much of a bonus, I think it was about 3000 which was over their 1500 and 25%, they came back and said not sure what they wanted to do about bonus… but said they might go up to 27%… we are right over the hotspot for oil in Karnes where it shows up on the Eagleford shale maps… you would think our door would be busting off the hinges with offers but it seems like nothing but crickets! go figure… dont know what to say, but at least someone is getting somewheres.

Do other oil co’s even know you are available? Are the deed/s recorded in your name with your current address? I’d make a few calls and let it be known your acres are available, if you haven’t already. RWK

This may be off topic, but do you have an idea what the prevailing rates are for pipeline right of way easement in Karnes County?

I have some property in Dewitt County. Conoco is going to be putting a rig in my place. What sort of values can I ask for concerning them damaging my live oaks and improved land (coastal fields)?

My family has land in Karnes county off county road 269 off of 119 going to Gillett. Is this a good area? right now we lease to EOG. they came and cleared a spot on the land and brought in a big machine. Is all of this a good sign?

clearing is in prep to drilling, so heck yes…Hope for many barrels a day in production.

i hope so also. They had this machine that was suppose to read under the ground. As far as the clearing, they made the roads wider and cleared one spot. Have you heard of any drilling going on CR 269?

I am not familiar with that road. what part is it in Karnes north, south part of county? Our land is in northern part near falls city and that is a hot spot w/ deep oil pocket… multiple shales. They told us millions worth… just need to get a well drilled for our family… Not enough rigs out there yet… But we wer told that just 1/4 of the amount that was below was worth 27-29 million per family… that is a crazy amount of money. so the oil must be there, if you are in Karnes just hold on and dont jump to any first offers. Make a good one. It is just a matter of time.

i do not have surface rights so i do not know exactly where it is located. but it is a couple miles east of falls city south of 887. the neighbors have several wells that just went in. our lease is up in september so i am hoping something happens before then. is nthat near your land?

Medic,

Do you know what kinds of monetary values can be asked of, as far as surface rights are concerned? I know they offer a set value for damges per acre, however, I've heard that additional values can be asked for things like oak tree demolition & coastal fields(improved acreage).

Thanks

Im in North Karnes County on 119 by Gillett. They did drag these sonogram machines in our property and cleared a small spot and like I stated, widened the roads to get to the back of the land. Now we own 100 percent of the Mineral rights. Is all of this positive for my family?
