I am an attorney in Karnes County. We are seeing $3500/acre bonus in the eastern part of the county - next to Bee and Atascosa Counties - for property the companies really want. EOG, Pioneer, Cheaspeake, Enduring, OGM are big here and there are landmen running around everywhere. Courthouse is open at night. I have a couple of proposed leases for other parts of the county much lower. Every type of deal you have ever heard of is being offered. It is hard to get clients to listen.
we have Karnes co play w/ EOG offer of 1000K acre lease w/ 25% RI… w/ lease stating drilling within one year… is that good or can better be done… I am an only child and my mother owns it, she is looking to retire soon and needs back surgery so for her I would like to see this thing move along but correctly. I feel the lease bonus can be higher but if the well is done w/ in 1yr the royalties is where the income is. part of our land was leased for less and we were offered more, so they are waiting for our loose end I suppose… whats your thoughts?

The greater part of valuation and terms is determined as to the size (net mineral acres to be leased) orientation of your tract(s) (allowing for % of development) and geographical location (different production windows in Karnes Co. - Oil, Condensate, & Gas Only) The most desired at present (due to market demand) is the Condensate window. Stephen: My family had a deal for 1800 acres in the area you mention, but the company did not come through. Another deal is in the works, but we are not too hopeful. We have been told that the property is on the “edge” of the line dividing land the companies want and land the companies don’t want. Other knowledgeable people in the community say - just hold on and be patient.

You are probably on the line dividing the “Condensate” window from the “Gas” window. I would be willing to have someone in my office take a look as to its viability, etc…

I inherited mineral rights on property in Karnes County. What do I need to do to have the mineral rights put into my name?
I have inheried some rights in Karnes county near Falls city. the lease is up in September. i have not been to the site in 30 years and not real familiar with the local. My understanding is that it is in the hot spot. can anyone give me some scoop on what is happening in that area and bonus contracts. i am not sure if we will get to another lease but if we do i would like some knowledge of what the going rate is. my dad did a lease in dimmit a few months ago for $1500. i have about 260 net acres it is 50% of the total of 520ish

If you have mineral interest in the Eagle Ford Shale you definitely want someone to help you negotiate your lease and you couldn't find better representation than Buddy Cotten, if you could talk him into it. You'd probably be a fool to either not hire someone or to hire any other. Read his responses and comments in the forum and you'll know why I say that with complete faith.
I was planning on using John Petry to represent me. My dad used him on a lease. In Dimmit county last year and did a great job for him. Has anyone else had any experiances or knowledge of John. He has been practicing for a long time and I believe he is very well connected.

He was born and raised in Carrizo Springs. His Dad was an attorney in Carrizo as well. I went to school in Carrizo with John but now live in Grapevine, Texas and I am using him on some land in northeast Dimmit County (Big Wells) and in southeast Zavala county. His legal assistant, Lou Ann, is also very knowledgeable and helpful.

Mr. Cotton has provided EXCELLENT information. After reading his posts I really am rethinking hiring an attorney. Upon receiving the lease from Conoco Phillips, I plan to further reach out to him if he'll allow it:) Since I first discovered I was an heir to 1/2 the mineral rights in Karnes County, I've met a few family members that share the mineral rights as well. I'm not too sure how much we each own however I also found the land has 150 acres. There are so many blogs out there and so many good and bad stories. After I find out exactly where the property is located I'll post and hope someone has more insight (Mr. Cotton :) ). In reviewing the blogs I'm seeing folks in Karnes get great deals btwn 1000k - 3500k per acre. I'll keep you all posted, I'm crossing my fingers that the lease will arrive sooner rather than later. I do have one question however. Seeing as I wasn't contacted by a landman or third party however rather Conoco Phillips directly, is this good? Good being perhaps they know something I don't know about the land?

Last year I inherited my mineral rights and am working to finish an affidavid of heirship. My mother had leased the rights to Petro-Hunt on a 3 year lease. We are about 1 1/2 years into the lease and I keep hearing what a hot spot Karnes Co. has become. So many people have offered to buy my rights. I’m trying to find out where the land is located and learn more about if they are indeed drilling on my portion of land. Anyone have solid advice on how to find out all the info I need on my mineral rights without having to pay an arm and a leg to find out?
It will say on the lease or deed, if you have a copy of it, where they are located. You will need the survey and the county to find out.
