EagleFord Lease Quality ,and bonus increases per acre, from start, to present, after production has begun

Hello Please post any information on where the bonus per acre and royalties increased as production reports came out from start to present ,

We have heard a lot of stories in Ohio about the price going to 35k and 27% royalties ,what is the whoe story from those who know what we should expect since the Utica Shale play in OHio is compared to the EagleFord Shale . Thank You in advance .

Exactly! That's why I am studying the Eagle Ford sites. I am a landowner in the Tuscaloosa Marine Shale. We are a least a couple of years behind Eagle Ford. So, I am looking at what has transpired in your area in an effort to predict what may happen in our area. If enough land owners would share experiences, we may get a handle on how these companies operate. Is it wise to be patient? Or do we really take a chance on losing it all? The TMS is compared to Eagle Ford. For the past couple of years leases in our area were offered from $125 to 225 per acre. Now I'm hearing that some are going as high as $300. But, we are still very early in the play. I would love to know how much leases went in Eagle Ford in 2008 and what are they going for now. What are they expected to go for in the future? I certainly don't expect a 35K price. But is $500 an acre in the sweet spot too much to ask?

We got quite a bit more than $500 an acre in Karnes County in 2010 and with 25% royalities. I would have to go back and look, but I know it was quite a bit more than $500 an acre (in the neighborhood of 7 times that amount).

So, the above stories sound close.

We just now have some production, but it hasn't been 90 days yet.

Are there any landowners that are still holding out? If so, are they getting any better leases than the ones in 2010? Also, If you were getting quite a bit more in 2010....what did some of the original leases go for, let's say in 2008? Did you personally wait until you felt the price was as high as you expected it to go?

No, none are holding out in our particular lease. Oil leases signed in years past were pitifully low in comparison. The exposure was increasing on the Eagle Ford Shale in 2010 and our previous lease had expired some 4 years before with no production.
We were pleased to be offered the amount we were and there were several various people (landmen) trying to sign the lease on our particular land which is co-owned by descendants of my grandfather.

As to what the per acre was leasing for in 2008, I don't know.

Thanks, and yes, we anxiously await. First production report was for April and they have oil as well as gas. All really looks good.
