Easement pricing for piping to cross my land

I have been asked to give an easement across my land in Reeves County. They would like to cross the land a length of about 3080 feet or 184 rods. What is the going rate for this type of easement and are there any provisions that should be included to protect the land owner. One item I would think is for only 1 line to be run. Also since there is another easement on the land and an operating well should they confirm the other items on the land to assure no conflicts? I want to be fair but need market values to be sure things are fair and up right.

The company contacting me is Arrow Land Group,LLC representing Regency Field Services LLC. They seem to want to install an 8" Saltwater Pipeline Easement.

I agreed to a 50 ft easement down the edge of my land and was paid $100/rod. There are a number of surface criteria you can consider from the Texas A&M website. that has sample contract language.

I've seen from another post you have looked at the ULS and from a post below, someone got $100/rod. the ULS has rates per diameter of pipe and width of easement. something else you might consider is trying to negotiate someone putting a salt water disposal well on your property. These apply only to the surface owner and you can negotiate the per barrel price as well as a percentage of skim oil. they are very lucrative commercially and if all you have is surface, can also be very good even if it's only 1 operator using it.

Wade, I have been contacted about a salt water well. I need to know more info on these and see if there are to many cons. The land is desert and 160 acres. There is a well on land. What do I need to check on (and where). Do not have feel yet for negociations. Any input is appreciated. John
