I inherited some land in Eddy County New Mexico. First, I am trying to even find it on a map somehow but all I have are the coordinates Im assuming. I was also approached by a company for a lease of the property and would like to find out if the terms offered are fair or if I need to counter. Is that such a thing?

You stand a better chance of meaningful feedback if you posted what you have in terms of legal description. Like T20S R30E Sec 14 or similar.

You are pretty far afield. Honestly I’m not real sure what anyone would be intending to do with a lease. It’s likely not going to be a whole lot per acre.
There were a couple of Fed leases auctioned off 5 miles south of you in early 2019 for +/- $800/acre. I’d guess somebody is offering you half of that or something as those leases were closer to possible Yeso play.
