Emperador Energy Company (Any Trouble getting Bonus?)

Do any of you have experience with Emperador Energy Co. headquartered in OKC? We were contacted by an agent in late January. They asked about our recent lease agreements for bonuses in Carter County. We told them our most recent per acre lease amount and royalty percentages, then promptly agreed to our terms. The agent also asked for lists of our unleased mineral properties in Love, Carter and surrounding areas. We obliged. Our Oil and Gas attorney looked over the paperwork for the Carter County lease in Sections 8 and 17. Due to a lack of info about their organization, we cautiously returned the COPY, keeping the original as per legal counsel. Upon bonus payment, we would hand over the original. I have been told on numerous occasions by the leasing agent that our bonus has been inventoried, and is imminent. However in the meantime, Emperador has filed (14) leases dated AFTER our paperwork was returned. The company will not respond to my latest request for information. Apparently, they used our lease amount information to their advantage, and more than likely low-balled others in the area. Keep in mind they approached us and received our agreement prior to the current nosedive. Emperador had NO previous lease agreements recorded in the state, according to online records. If any of you have had the same issue with them, please let me know.

Glad you did not return the original lease, as long as they didn’t attempt to file a copy you should be in good shape. Your attorney can advise you on whether it is worthwhile to pursue any legal action. My guess is that it isn’t.

You were wise not to send an original without getting paid. Keep a very close eye on any OCC cases for Carter County on your acreage.

That was the first time I have held on to the original. My attorney was obviously concerned as well. I have to wonder if the recorded leases listed online have actually been paid up. Thanks for your response.

So am I Richard. He felt that was the best approach, given the limited availability of information with that organization. I’m wondering if the other leases recorded were paid up. As the daughter of an attorney who specialized in Oil and Gas, I never cease to be amazed. I sure wish my Dad were still alive to consult with. Thank you for responding.

Thanks so much! It’s always great to check in here with my peers. We’ve dealt with so many different leasing companies, but sometimes things just feel suspicious. I like checking in with others dealing with the same scenarios. I appreciate the forum.

Given the fact the company website consists of a single landing page which is unsecured. You could make that website yourself in about 5-10 minutes using a few online tools. It basically tells you nothing about he company and only provides some minor contact information. I suspect you have been taken for your information to be used for their own purposes.

IMO, you need to do a lot more due diligence before agreeing to provide any of these oil and gas fly by nighter’s anything in respect to your mineral rights. You need to work with an oil and gas attorney that know the market and the players in it.

Be happy you can get out of the deal and next time make anyone that provide you with pertinent information about the company that can be corroborated as well as references of known players in the market. You should also ask them to send you a copy of their Certificate of Good Standing for the state they are incorporated. If the can’t or won’t , then you have your answer.

I went to the OK Secty of State website and got the following information for you. Note they have been in business for less than 1 year. 1st RED FLAG. You will also want to communicate with their registered agent. If you can’t get in touch with this person that would be your 2nd RED FLAG.

I received offers from Emperador in early February. Point of contact was Lee Ann Wilson. This was for multiple properties in Love County. Signed an agreement in early April with a 30 day expiration. Of course, the market tanked in this time frame and I have not received any further communication. My research showed that Lee Ann Wilson is an attorney in OK City. My conclusion is she is working on a contingency basis for the actual lessee. I did some research and could find little information on Emperador. But there seems to be quite a few 1-2 person companies hoping to flip some oil properties.

Thank you, Joe. Our contact for leasing was a different person. Still wondering about their legitimacy as an organization. We always use our family oil and gas attorney and have rarely had issues with brokerages. Only one in OKC comes to mind (in the last decade) that has been blatantly dishonest with us.

Thanks for all the legwork, Jim. I really appreciate it. We always work with our local oil and gas attorney, as we have dealt with so many brokers in both Oklahoma and Texas. The limited information about Emperador’s company was precisely what led our attorney to recommend holding the original until time of payment. I noticed online that the company has filed many more leases for recording in recent days. I just have to wonder if these mineral owners have actually been paid bonuses.

Elizabeth, how do you check to see if Emperador has filed leases in Love county? Is there a county or state website I can go to and see the status? Did you ever receive payment from Emperador?

I use the following site to check on filed legal documents in the state of Oklahoma. Some counties are not well covered, but Love County is. Go to www.okcountyrecords.com. It lets you choose the county you want to check. Or, if you’re simply checking statewide, refrain from choosing a specific county and search the company or person’s name in the box. I also buy credits to allow me to download and print pertinent documents from that site. At $1 per page, it costs the same as having them printed at the local office without all the hassle of going to the County Office. Easy to navigate the site.

To my shock, I received a check from Emperador Energy two days ago. The terms of the lease had a 30 day expiration so when that passed I assumed that given the price of oil, they decided to pass. 3+ weeks later the check arrived. Still have little background on the company, but I am feeling better after they made payment.

We were paid, as well. I was thoroughly shocked, too. It was the longest, most secretive issue I’ve ever come across in finalizing payment of a mineral lease. Now, I’ve been scammed by an OKC brokerage many years ago. But, the payment by Emperador did come through thankfully.

With the prospect of hyper inflation looming, i guess speculating on higher prices to come makes sense on some level, if only to pay off debts with inflated dollars (and be like Uncle Sam). Buying power will be out the window.

I have dealt with Lee Ann Wilson on numerous occasions concerning leasing oil rights in Oklahoma. She works for a broker called Turner Oil Properties who does work for Continental Resources. These big oil companies create these secret dummy companies to pull one over on us mineral owners so they can get the rights cheaper. If I were you I would hold out until the prices get up to what Continental normally pays…
