A family member's estate has three small partial mineral rights holdings in W. Caddo County (just over 15 acres total). We would like to sell and are just starting the process. Any advice or contacts would be appreciated.
Caddo County: 10 acres +.4490 acres +5.7970 acres. Township 12N, Range 11W
Are you selling through the probate process or selling without curing the title first?
It will make a big difference in the price you can get.
Sell through the probate process if you already have started one.
If not start one and sell through that.
If you are selling it and letting the buyer cure the title, expect to discount the price significantly, as the result.
Good Advice. I'll add... Take your time and get several offers. Then talk about the transfer process. Usually, the more of a hurry you are in, the lower you will net out of it.
Shoot me the section number(s) and I'll see if I can find you some names of those that have been buying in the area. Are these all currenty non-producing, non-leased?
We have already started probate process. As you have indicated, We well sell through the probate process.
