You already have an active horizontal well in your section with many more years of production. You have room for infill wells in the section if XTO decides to do so. Casillas has OCC cases pending on either side of you in the adjacent sections east and west. Active leasing in those sections. So activity in the area. Offers to buy frequently start out lowball and some when someone thinks they know something about upcoming activity.
Make sure this is an offer to lease, and not an offer to purchase the mineral rights. If you sold it would be worth more than $1,000/acre. Do not sign a mineral deed if you’re not intending to sell.

My sister and I inherited 70 acres in Carter county, Ok. We have 3 sections in Indian hills lease offer is for just one of those sections my question is how do I find out how many acres would be in that particular section that has a lease offer? I’m in California any websites would be helpful.
Ask the leasing agent how many net acres they show for you.
