Hello, I am being offered to lease Section 204 and Section 163 in Fisher County. The offer was $100/ac 3/16th and 3+3 year term. Does this seem to be an average offer at this time? I had leased for 1/5th @ $180 with 3 + 2 years at 2.5 x original offer a few years ago. Your opinions would be appreciated.
You may get more help if you post in the state and county. This topic area is for general questions. Personally, I never do an extension. It is all in the operator favor. Also, the clauses in the lease are much more important than the bonus amount. They may hold your family for decades. And I always ask for the 1/5th and 1/4 royalty offer. Higher royalty is better.
