Flustered getting info to form a Trust

I have numerous mineral rights in TX, CO, KS. These were inherited from my grandmother or my mom. Im trying to get my affairs in order for my son but hitting roadblocks! My grandmothers properties were in a Trust and then passed to her three grands. My mother gave me all of her properties via Gift Deed and Assignment, prior to her passing. I have all the recorded copies of those deeds from various counties. My grandmother’s trust took care of notification with her will after the Trust ended. The attorney’s Ive spoken with are wanting my conveyance instruments or deeds to the properties. Ive done some research but am overwhelmed! Am I going to have to hire a landman to research these properties? Any thoughts or input would be greatly appreciated.

Think of someone tracing the ownership of property as looking for links in a chain. It sounds like your grandmother deeded her minerals into a trust. If this was the case her Last Will really wasn’t necessary as these would pass outside of probate. It is unclear whether the trust deeded the properties to the grandchildren or just to your mother. You didn’t mention whether your mother’s deeds to you were from her individually or as trustee of your grandmother’s trust. In other words, there may be a missing link in the chain or title.

My mothers properties were given to me before her passing via Gift Deed and Assignment documents. Her properties are separate from what I received from my grandmother. Thanks for your input.
